Finally paid deposit to Metricon to build the Hampshire 46 (it's a Bayside special edition designed to cater the stringent council design requirements). I want to begin by saying that this forum has been a great resource for me as I've learnt so much from everyone. I'm usually a serial forum lurker but this time I just feel like I have to share my journey so others can benefit from it too. A special shout out to forum veteran Renman, because I'm going for the same design as his, I've gone through his post and design literally a thousand times, copied a lot of his ideas and I wouldn't be paying the deposit with so much confidence if I didn't stumble across his post, so a big thank you. In terms of major upgrades and changes: - Classique Facade, fully rendered - 3m ground ceiling, 2.7m first floor ceiling - Cladding: brick to ground, hebel to first floor - Extended pantry - Extended dining - Added 6.5m x 5m outdoor room - Taller and wider window throughout, 2100mm height for ground, 1500mm for first floor - Taller internal doors 2340mm - Deeper bulkhead throughout - Added window to kitchen and pantry - Full wall-width timber stacker doors to outdoor room and verandah - Upgrade front door to double door - Stairs: square feature wrought iron balustrade and square handrail - Provision for fireplace in sitting area - Floor to ceiling tile to all wet areas - Upgrade toilets - Upgrade free standing bath - Upgrade frameless shower screen - Upgrade shower niche - Generous allowance for kitchen upgrades (benchtop, cabinetry, etc) - Add sliding doors to ensuite and WIR - Upgrade heating to 4 zones - Insulation: upgrade to R6.0 to ceiling and R2.5 to external walls, and roof sarking Still couple of major unknowns (aka cost blowouts) until I go through the colour appointment: - Tile selection - Kitchen, e.g. bench and cabinetry - Cooling Planning to do flooring, joinery and WIR fitout post handover. Please let me know what you think. A tip with tile selection. Windows in the wet areas can have tile reveals. Like the displays. It only cost an extra grand but makes the floor to ceiling tiles finish neater. I'd love to build a Doulton if that was feasible. Yeah that's Bayside council for you, but the good thing is I won't have to worry about my neighbours doing the same. Thanks for the tip, will definitely be doing tile reveals. And yes, floor to ceiling for all WC. Just have to control myself when the tile selection appointment comes... Thanks dulie, your house is an inspiration for me too, especially the WIR fit out and sneaker wall, wife wants something similar for her handbag collection now... Awesome. Soil test, survey all completed and I have received site Drawing and preliminary floor plan. They’ve done a good job and only one upgrade I requested was not captured. No date on preliminary contract yet so still a waiting game. New floor plan is uploaded to the first post, couple of things I still want to add, e.g. stacker door in family, walk in pantry (they got the design wrong), missing window above bathtub in ensuite 1, deeper alcove in WIR 1and taller ceiling for garage and garage door. One thing I noticed on my site drawing which I thought was weird. The max upper floor wall height is different for the left and right hand side. Left is showing as 6.299m and right is 6.799m. I don’t think that’s possible as they should be flat. I think they both should be 6.299 (3m ground + 2.7m first floor + joist), which is a good thing as it will be less side setback required on the right. Have raised with M, will see what they say.
