I'm hoping to start a 3TH development in the near future. 38sqrs in total 2x2bd 1x3bd on a 480sqr corner block. My question is. I'll be finding an independent builder myself I'm hoping to budget around +-50 ~ $800k for the build with a medium to high finish (Rent two and live in the 3rd). I'm about to commission the working drawings which have set me back $12.4k+gst. This doesn't include any of the following; + $3420 Internal wet area elevations +$570 Floor Finishes +$1680 electrical/lighting plans +$1800 project specs +GST Total = $21,857 for the working drawings is it worth the extra ~$7k to get the building designer to include those extras? My concern is that a builder may have a better cheaper option in some regards, but I guess it's also good as it gives a good level playing field for all the quotes. I'm torn whether or not it's worth it. The vast majority of builders I'm to consider I'm happy with their internal layouts. Thanks very much!
