We are back once again after sharing our first build on here 5 years ago. A year ago we purchased land to build again but sadly it all fell through due to illness in the family but we are back here now with purchased land and a new building contract.
We purchased a block of land in the same estate as where we planned last years build but in an earlier stage after one came up. A bit of haggling and back and forth saw us settle the land 2 weeks ago. Because we had already looked at building again last year, the process has been nice and fast for us and we'll update this as we digest it all and our heads stop spinning.
We had a few builders in mind for this new one and it was a crazy process to try and narrow down. I feel that we've visited every display centre in South Australia over the course of the last year. Just when you catch up and do a full lap, they've built new designs to tempt you all over again!
We both had gravitated towards a Simonds build after dealing with a fantastic sales rep here in Adelaide and I'm glad to read on here that others have also dealt with him as well. They can be wolves in sheeps clothing and trust is the biggest factor in this experience so we are glad we took our time and settled on our gut feel.
The Prague for us ticked boxes we were both after. There was a lot of negotiating (read: Kayla wanted...Kayla got...) to get the right feel for the house and the Prague offered the most we were after that could fit into our budget. We were really happy with the open line of sight from front door to back door, open living and dining room as well as enough bedrooms to accommodate expansions in the future. We didn't want to live in a shoe box but given life's ever changing constraints, we didn't have a budget for a two storey monster either. Maybe next time right??
Here's to our fresh start

It's been a quiet week for us with the house plans so I thought I'd share another post.
We have enjoyed the flexibility of the Simonds Fusion process as it allowed us to customise the key features that we felt were what would make this house a home for us. The two big changes we made were the master suite to fit in a His and Hers robe and different bathroom and secondly adding in Bedroom 4 and the second separate Lounge/Home Theatre.
During the selections stage we also removed the void at the end of the en suite shower as it wasn't required and that permitted a larger shower cavity. We originally were planning on using that as a media nook for the lounge on the other side but preference went to more shower space.
Being 6'8", Kenny's preferences were in the raised ceiling height as well as the larger doors throughout the house. Aside from not having to duck, were hoping it also opens up the feel of the house to feel larger and more spacious.
The only other noticeable change from the standard floor plan as displayed was flipping the W.I.P with the laundry. We like the natural light that can flow into that corner of the house with our block orientation and would rather light up our W.I.P than our socks and jocks.
Below is the floor plan we ended up deciding on

With the ensuite have you thought about/talked to Cahill about putting a shower seat instead where the duct was? We have one in ours and it's actually amazing (and as you'll already be tiling the area it shouldn't really add much of a cost to the end price). I've been so happy with it over the last 8 months!
