In addition to the demolition, they assisted me with tree removal and fencing for the trees to be protected as per our DA. The price for the tip had increased so we had to pay extra for that from the quote (they had disclaimer for this in the quote). Also as they dug for demo they found additional asbestos under the concrete which costed a little extra - in total because of these items I did land up paying $8k extra including GST. As the $8k was not part of my loan so I had to pay it from my pocket/. Home Demolitions and Eco Demolition were pretty much neck & neck for us quoting wise but we ended up going through Eco Demolition (http://www.econsw.com.au) in the end because they were very helpful, easy to deal with and happy to include some things in the final price that Home Demolition was going to charge extra for (I now can't remember exactly what we worked out but for cash payment we negotiated on things like Tree Removal, Temporary Fencing, Toilet & Sediment Control). Not saying that Loris and Home Demolitions wasn't helpful as he certainly was, but Sue, Charlie & Michael at Eco really made the whole process painless. All I'd say when you're getting quotes is just watch out as some will quote a price + GST and others will quote incl GST. Also when you get quotes I'd then go back to the cheapest one and ask if they can offer any further discount or inclusion of certain other things that would normally be extra if you can make the payment in cash. Eco Demolitions original quote already included - * Capping of water meter * Sewer disconnection * Asbestos Clearance Certificate In terms of how much they said some of those other things would cost which we got included in our final / total price - $450 Electrical Disconnection $500 Trees next to Garage $385 Fencing $250 Toilet $450 Sediment Control 15metres As others have said the only costs that every demolition company said were not / could not be included in their quote was - Private Certifier Demolition Approval - $960-$980 Gas Disconnection - $1,100 - $1,500 (can take up to 20 business days for them to do this from the request) Demolition Approval A Demolition Approval is required from either Council or an Independent Certifier and Eco Demolition advised that the difference is that the Private Certifier will charge $876 + gst for the Demolition Approval and approval is within 2-3 weeks where as councils can charge between $750 - $1500 and take 6-8 weeks, so we went with the Private Certifier option. Eco Demolition used New Home Certification Group for the CDC Demo Approval with the price being $963.60 incl GST and it was as simple as Sue sending me an application form that she had already pre-filled with all the information so I just had to sign and sent it back to her and send her a receipt for the payment made to the certifier's bank account. We weren't in a great rush but just to give a timeframe we sent this paperwork back to Eco Demolition on the 15th October 2018 and we received the CDC Demo Approval from New Home Certification Group on the 12th November 2019. New Home Certification Group sent the approval to us with the notification letters that were to distributed to neighbors within 20m of the block. Gas Disconnection Stuff For the Gas Disconnection my notes from this were that I called AGL Disconnections on 1800 680 430, then option # 3 for gas. Was advised I needed to send a Gas Abolishment Request email to gasnewconns@agl.com.au with - Proof of home ownership (Council Rates Notice, Water Rates Notice or Settlement Paperwork), Gas Meter Number (the DPI #), Gas to be abolished from x date), then call them back once I have sent this to confirm. I sent the following email to gasnewconns@agl.com.au on the 2nd November 2018 - "To whom it may concern, I wish to request for Abolishment of the Gas Service at XXXXX Road Baulkham Hills NSW 2153 from Monday 12th November 2018. I was told that to do this I needed to send an email to this email address with my Gas Meter Number and a copy of my council rates notice to prove I am the owner of the property. I believe the Gas Meter Number (DPI?) is XXXXXXXXXXX and attached is a copy of our latest council rates & water notices for proof of ownership. We are not currently residing at the property ourselves however our tenants will be vacating on the 11th November 2018 and we are preparing to demolish the house. Please let me know of any other information or details you require for this request to be lodged for the abolishment to occur as soon as is reasonably practicable after Monday 12th November 2018 as I understand such requests can take up to 20 business days to be completed. Please also advise as to how payment of the abolishment fee can be made." I received an email back from AGL on the 5th November 2018 with the form that needed to be completed, sent this back to them on the 6th November 2018 and received confirmation on the 8th November 2018 that the abolishment request had been raised. I'm not entirely sure when it was done as the premises needs to be vacant before they will disconnect the gas otherwise they said they will leave and have to reschedule and then the 20 business days lead time starts again, but when I was at the property on the 21st November I found that the gas meter had been removed and subsequently the gas disconnected so for us it only took at max 9 business days from when they confirmed the abolishment request had been raised. Total timeframe from go to wo, concealed asbestos = bad & total cost Our demolition started on Friday 23rd November and was completed by Monday 10th December with Sue @ Eco Demolition providing us with an invoice, demolition clearance letter, asbestos clearance certificate and tipping docket on the 11th December 2018. Took a little longer than anticipated as the excavator got held up on another site due to rain, we had some extremely windy days in Sydney and then during our demolition they found concealed asbestos that had been used as formwork bonded to a lot of concrete that wasn't originally discovered due to being under the ground level. They found asbestos under the sub floor of the front concrete slab, under the bathroom slab, under the back concrete bbq area and around the back of the garage garden area The concealed asbestos ended up costing an extra $4,300 so all up including this our demolition cost about $26,000 including all costs and CDC demo approval & gas disconnection. Our builder Rawson Homes kept causing various delays which meant we rolled into the Christmas break, and there were more delays into the New Year. Finally Rawson took over the site around Thursday 7th February 2019 which enabled Eco Demolition to remove the temporary fencing they had provided and Rawson to put theirs up much to our relief as Eco Demolition had said the temporary fencing included was really just to secure the site during the actually demolition, not meant to be for 2.5 months due to the builders delays in finalising getting on site. To sum up our experience Sue was an absolute pleasure to deal with for any communication from the office and Michael & Charlie took care of things on site including a troublesome neighbor who kept making ridiculous complaints to council which were found to be unfounded so thankfully her complaints didn't delay the progress. For those who haven't' stopped reading yet / don't mind a read -> We were told that this neighbor is a known nuisance that the council is aware of as she complains about anything and everything happening in the area that other people want to do and in our case called the council to complain that the demolition guys who were handling and removing the asbestos were wearing the appropriate personal protective clothing, so clearly it's dangerous and why hadn't they told her to evacuate her home or given her any personal protective clothing to wear herself. She then called them again on a day after all the asbestos removal had already been done to complain that the work that was being done was now causing asbestos dust to fly around the place from our property, this turned out just to be that they were removing the roof from the garage and it was merely dust from the roof cavity that had collected over the years. Council paid a visit to site and made sure all was as it should be and that the appropriate safety measures were being taken, water suppression for dust, etc and as Michael from Eco told me they make sure to do everything by the book as if there is a breach it's his licence that is on the line so they're not going to be blatantly doing something so stupid as not handling the asbestos correctly that the council can pull them up for it and take away their licence, current & future jobs & livelihood. Selling stuff in the house before demolition -> Because the house we were demolishing was in pretty good condition and it seemed like such a waste to have things be scrapped or go to the tip that were still in good nick I put adds up on Gumtree (lots of waste of time shoppers) and Facebook Marketplace (much better!) for pretty much anything I thought would sell. Dishwasher, Oven & Cook Top, Bath, Taps, Fireplace, Air Conditioner, Ceiling Fans, Security Screen Doors, French Doors, Towel Rails, Letter Box, Blinds, Trees & Plants, Front Deck Railing, Garden Ornaments, etc, managed to sell pretty much everything except the Kitchen Cabinetry, Kitchen Sink and the Flooring and ended up getting about $3,000 in total for everything sold so was worth sacrificing some of my time to be at the property over a weekend. People were interested in the flooring but wasn't able to sell it as the demolition company said they collapse the house on to the flooring so that the ground underneath doesnt' get contaminated or something to that effect. Did have one interesting case of a woman showing up to look at things on the weekend and wasting a whole lot of my time whilst I was trying to deal with people who were messaging / calling or there to actually buy stuff. She just kept walking around the property asking how much for a bunch of different things and then telling me no that's too much and low balling me even though I already had other people offering me much more for the things she was asking about. She finally left saying she would have to speak to her husband. She then came back on a weekday with a bunch of workers whilst I was at work and started removing things (plants / trees that I had already agreed to sell to other people and the solar hot water system) without any discussion or agreement from me that she would be coming back or about what she would be taking and how much she would be paying for it. I only found out as someone who had agreed to buy some plants and had already paid me turned up to pick them up with her father only to have this random lady tell her that she couldn't take those as she wanted them and she had arranged with me to take them (she hadn't). Thankfully the lady who had actually paid called me on the spot, told me this other lady had all these people on the property and up on the roof of the house removing things. I asked her to put the other lady on the phone if she could, told her that unless she told me what she actually wanted, agreed a price and transferred me the money immediately I would be calling the police to report the trespassing and theft. She tried saying "oh no, remember I did tell you I was still interested in things and would speak to my husband when I left the other day, so it's ok?" .... She ended up agreeing to the things she had already removed without my permission and paid me. Another couple was there as well to pick up some Agapanthus and the husband must have put his brand new iPhone down on top of the front deck railing for some reason and then went to the back of the house, and when he remembered and went back around to the front of the house it was gone. Turns out this lady who had turned up and tried to take things without permission also opportunistically took his mobile phone before she left so then I had him calling me very angry telling me that my such & such (racist remark) friend who was there saying I had given her permission to take whatever she wanted stole his brand new mobile phone, etc. Yet another ballache with this same lady where I had to then try explain to this nice guy that she certainly wasn't my friend, was there without my permission and that I would try to speak to her and her husband to get his phone back. Took a whole day of calls and threats of going to the police to get the phone back as she stopped taking my calls and after initially denying taking the phone her husband said "oh she actually picked it up mistakenly because she thought it was mine" ... yep, the husband who was never at the property apparently left his phone there so she picked it up, took it home and then tried to lie about doing so and take half a day of calls back & forth to sort it out. I've engaged SiteDemolition recently. Their communication is good. The initial quote and the bottom line varies significantly, i ended paying extra 20%. If you've any asbestos thats a loop hole for these demolition companies to rip you extra in the middle of demo ( almost feels like a ransom). Its tricky because thd industry is rough unless you have a fixed price documented you might feel safe otherwise its smart to be prepared. Just engage them for demolition nothing else, get asbestos clerance separate if possible. Once they got moeny dont expect anything else aftercare etc. They didnt even bother getting temp fence removed. Pretty ordinary. Their job on ground is not bad, i guess every one will do that kind a end job. But just be careful. We did all the prep site work like putting up the temp security fence, builders toilet and abolishment of the existing services. We also removed the large timber deck at the rear as I wanted all the hardwood joists and bearers. We had asbestos in the eaves as well as the internal ceilings of the laundry, bathroom and toilet. All up cost us $20,700 including getting the clearance certificates. This for a pretty standard three bedroom small home, double brick external walls, single brick internals, plasterboard ceilings, tiled roof, T & G floors. Two tree stumps removed and concrete strip driveway and path down one side.The only thing we weren't happy with is that they removed all the roof tiles and threw them onto the ground.When the excavator was doing its thing a lot of them were then rumbled over and ground into the soil. Most of this soil will be removed due to bulk excavation of a lot of the site so it's kind of a moot point. I should have added that we got two other quotes for exactly the same scenario - $24,000 and $27,000. A true fixed price contract is safest.

Luckily my current house is sitting on posts so there is no under slab, and also I have been quoted for asbestos. Seeing as it's a two year build, the hire cost for these would work out a lot dearer than buying them used plus we can on-sell them when we are finished. We bought about 30 of them for around $20 each including bases and clamps as well as five braces. This way they can charge naive homeowners an extra $5k emu picking or chicken pecking, bobbing... etc. cost to separate and bag it. They will probably say doing it this way saves your money versus dumping the full amount of 'contaminated' rubble. The duped customers will most likely thank them! The asbestos fragments therefore could be 'hidden' anywhere on your site, not just under a slab, may be buried in backyard, in walls, bathrooms, under the paving, or driveway... they can be smooth and experienced at this trick and will have a good site specific story! We did all the prep site work like putting up the temp security fence, builders toilet and abolishment of the existing services. We also removed the large timber deck at the rear as I wanted all the hardwood joists and bearers. We had asbestos in the eaves as well as the internal ceilings of the laundry, bathroom and toilet. All up cost us $20,700 including getting the clearance certificates. This for a pretty standard three bedroom small home, double brick external walls, single brick internals, plasterboard ceilings, tiled roof, T & G floors. Two tree stumps removed and concrete strip driveway and path down one side.The only thing we weren't happy with is that they removed all the roof tiles and threw them onto the ground.When the excavator was doing its thing a lot of them were then rumbled over and ground into the soil. Most of this soil will be removed due to bulk excavation of a lot of the site so it's kind of a moot point. I should have added that we got two other quotes for exactly the same scenario - $24,000 and $27,000. Stewie Hi Stewie, we are also using Home Demolitions. Sounds long but bear in mind this was right in the middle of the Covid lockdown and most of their guys were from out West in the LGA's that were worst affected. Their site supervisor Nick said getting guys was the biggest problem as they also had a lot of work on. I'd imagine all their crews would be up and running now. As per my post above we did a lot of the site prep work first so when they arrived they had three guys remove the asbestos and dispose of it. Then a couple of day wait until their certifier arrived to give the asbestos removal the tick of approval. Two days later another team arrived who removed all the roof tiles. A day later the low loader arrived with the big excavator and a day after that they started demolishing the house in earnest which took about four days .
