Very happy. It came in the cheapest of 3 quotes. Re: Sydney Demolition Companies - Any Recommendations? 26Jan 16, 2021 9:42 am JiMb00 Hi all, just thought this might be helpful for others in the same situation and needing a demolition company for a KDR in Sydney seeing as there didn't seem to be any replies from anyone on the subject, guess I must be the first person to do a KDR in Sydney On the 14th August I sent quote requests out to the following companies giving them a lot of info, address, real estate listing for the block, etc - http://www.sitedemolition.com.au http://www.atozdemolition.com.au http://www.ronnies.com.au http://www.accessdemolitiongroup.com.au http://www.danielssydneydemolition.com.au http://www.metrodemo.com.au http://www.ajaydemolitions.com.au http://www.homedemolitions.com.au http://activedemolition.com.au http://www.econsw.com.au Glad I sent out 10 initial enquiries to start with as only received a call back from 3 of them (Home Demolitions, Site Demolition & Eco Demolition) and to date have received initial quotes from 5 of them. In order of date received, the initial quotes have been provided by - 1. http://www.homedemolitions.com.au (provided by Loris Piccolo on the 15th August, very quick! Also seems to be a really nice guy and very knowledgeable about the whole process as every time we've spoken he's gone in to quite a lot of detail and offered more information than asked for on things I didn't even think about) 2. http://www.sitedemolition.com.au (provided by Rhonda Ishac on the 16th August) 3. http://www.econsw.com.au (provided by Sue on the 17th August) 4. http://www.ronnies.com.au (provided by Jeffrey Hassarati on the 21st August) 5. http://activedemolition.com.au (provided by John Dandan on the 22nd August) The quotes received have ranged from $20,000 - $42,000 incl GST + $960-$980 for Private Certifier Demolition Approval, so pretty massive variance considering they all seem to say the cover the same things. One of the quotes is even more expensive than the quote provided by the builder (Rawson Homes) for the demolition, so that was a definite surprise. Now I'm wondering, has anyone had any first hand experience with any of these demolition companies? I'm in the process of double checking the two cheapest quotes to make sure they at least cover the same things, but any first hand feedback always helps. Also is there anything in particular that you should really look out for in demolition quotes / things that I should ask them about that otherwise might not be disclosed until after the fact and end up costing lots more? Thanks for sharing such an extensive list of demolition service providers. Saved me a lot of time Googling! Also is there anything in particular that you should really look out for in demolition quotes / things that I should ask them about that otherwise might not be disclosed until after the fact and end up costing lots more? I've engaged SiteDemolition recently. Their communication is good. The initial quote and the bottom line varies significantly, i ended paying extra 20%. If you've any asbestos thats a loop hole for these demolition companies to rip you extra in the middle of demo ( almost feels like a ransom). Its tricky because thd industry is rough unless you have a fixed price documented you might feel safe otherwise its smart to be prepared. Just engage them for demolition nothing else, get asbestos clerance separate if possible. Once they got moeny dont expect anything else aftercare etc. They didnt even bother getting temp fence removed. Pretty ordinary. Their job on ground is not bad, i guess every one will do that kind a end job. But just be careful. Re: Sydney Demolition Companies - Any Recommendations? 29Sep 17, 2021 8:36 am Yes, we have just had our house demolished by Home Demolitions. We did all the prep site work like putting up the temp security fence, builders toilet and abolishment of the existing services. We also removed the large timber deck at the rear as I wanted all the hardwood joists and bearers. We had asbestos in the eaves as well as the internal ceilings of the laundry, bathroom and toilet. All up cost us $20,700 including getting the clearance certificates. This for a pretty standard three bedroom small home, double brick external walls, single brick internals, plasterboard ceilings, tiled roof, T & G floors. Two tree stumps removed and concrete strip driveway and path down one side. The only thing we weren't happy with is that they removed all the roof tiles and threw them onto the ground. When the excavator was doing its thing a lot of them were then rumbled over and ground into the soil. Most of this soil will be removed due to bulk excavation of a lot of the site so it's kind of a moot point. I should have added that we got two other quotes for exactly the same scenario - $24,000 and $27,000. Stewie Thanks Stewie for more feedbacks, i also requested some quotes from the list of demo companies listed here but I'm going to go with another company but listed here. Did you hire the fence and toilet from ITFhire ? Re: Sydney Demolition Companies - Any Recommendations? 31Sep 29, 2021 11:49 am Be careful you don't end up paying the demo company an extra $5k or so for 'emu picking' or 'chicken bobbing' etc. for 'hidden asbestos' , 'under slab' 'in bathroom wall' 'buried' etc... mid demolition on basis of a few texted / emailed 'proof' photos! If they try to pull this sting ask them to stop, then go to your site, observe, stay and watch them the whole time doing the extra work (doing it in their appropriate PPE) they will charge you for. Ask your neighbours to help. Consider videoing them - there should be nothing to hide! This confidence sting is common with KDR's. Don't just trust them and write a blank cheque. A true fixed price contract is safest.

Thank you Kippers01, will keep that in mind. Yeah I've read quite a bit about these tricks. Luckily my current house is sitting on posts so there is no under slab, and also I have been quoted for asbestos. I might refresh my memories again before the demolition by reading some of the posts in this forum. Cheers! Re: Sydney Demolition Companies - Any Recommendations? 33Sep 29, 2021 12:48 pm No, we bought the temp fence secondhand and built the toilet as an add-on to our site shed. Seeing as it's a two year build, the hire cost for these would work out a lot dearer than buying them used plus we can on-sell them when we are finished. We bought about 30 of them for around $20 each including bases and clamps as well as five braces. Stewie Re: Sydney Demolition Companies - Any Recommendations? 34Oct 02, 2021 9:21 am The demolition company may only 'find' the hidden asbestos after its smashed by the machine (they say) and unfortunately 'mixed in' with the other clean rubble on site in the middle of your demolition. This way they can charge naive homeowners an extra $5k emu picking or chicken pecking, bobbing... etc. cost to separate and bag it. They will probably say doing it this way saves your money versus dumping the full amount of 'contaminated' rubble. The duped customers will most likely thank them! The asbestos fragments therefore could be 'hidden' anywhere on your site, not just under a slab, may be buried in backyard, in walls, bathrooms, under the paving, or driveway... they can be smooth and experienced at this trick and will have a good site specific story! May I ask how long they took to do the demo? Thanks in advance! Yes, from start to finish probably three weeks. Sounds long but bear in mind this was right in the middle of the Covid lockdown and most of their guys were from out West in the LGA's that were worst affected. Their site supervisor Nick said getting guys was the biggest problem as they also had a lot of work on. I'd imagine all their crews would be up and running now. As per my post above we did a lot of the site prep work first so when they arrived they had three guys remove the asbestos and dispose of it. Then a couple of day wait until their certifier arrived to give the asbestos removal the tick of approval. Two days later another team arrived who removed all the roof tiles. A day later the low loader arrived with the big excavator and a day after that they started demolishing the house in earnest which took about four days .
