Re: KDR - Rawson Chifley 42 (Modified) in Baulkham Hills NSW 64May 13, 2020 5:19 pm Ok, finally getting a chance to put some updates up as it's been a bit of a whirlwind from handover, Christmas / New Years and then Covid-19. We're now in the house but will try and keep the updates separate and in date order of site visits just so things stay in the right order for anyone following along with how the process went. 22nd November 2019 - Carpet Installed (albeit wrong carpet in one room), Old Layback remediation with new Kerb & Gutter started, Painted Timber Pergolas Replaced with Cedar to be stained, Tesla Powerwall Gateway Painted Same Colour as Meter Box (was just unpainted aluminium), Air Con Vent in Master Walk In moved (was put in ceiling above where wardrobe will be), Bath Tub in Main Bathroom rotated 180 degrees Today's visit was just to check on on the carpet install as we were told the same week the carpet was meant to be installed that the main carpet we had selected was no longer available and we would have to choose something else. Not sure why this wasn't known until literally days before the carpet was to be installed but whaddaya do. We had the same carpet to be installed everywhere except in the Theatre Room because we wanted it to be a little different in look to all the other bedrooms, but on the visit today after the carpet had been installed they had installed the same carpet in the Theatre Room as in all the other rooms so we have asked for this to be corrected. We also noticed on a previous visit that the bathtub in the main bathroom had been installed in the wrong orientation (180 degrees around with the high side against the window rather than on the opposite wall so you are looking at the window when sitting in the bath rather than looking at a wall). This was not at our request and seems to have occurred by mistake when Rawson made some other changes to the bathroom in question, so when we compared plan versions we can see when it happened but it was never at our request and we asked for this to be fixed. Similarly in our External Colour Selection appointment we had specified that the Pergolas were to be the same stain finish / look as the other wood elements in the house such as the stair handrails and front door. Instead the Pergolas were done as painted treated pine which looked very tacky / fake wood look rather than stained cedar which it should have been, so this is being corrected. I also took the opportunity to measure the height of all the benchtops in the kitchen & butlers pantry as all were meant to be 950mm from finished floor level (FFL), as you'll see by the pictures this is not the case with them varying from 970mm to 985mm. What is the tolerance on those.. its almost the bench thickness difference. I wonder why Rawson is not using wall wrap/membrane and how come it is a good practice? By the way, it is very common practice with builders to install vanities first and then tiling after, I wonder if it is a good practice as tiling is relatively "dirty" job and needs to be done before anything is installed. Same applies to flooring under kitchen cabinets, which, generally, happens the other way around - floors are installed first, then followed by kitchens and wardrobes, internal doors and skirting/architraves. I have only seen one builder so far who installs floors before cabinets. I believe this is mostly done to save few dollars on not tiling behind cabinets and not flooring under kitchen cabinets? Your place is looking great by the way. Is all that black sealed concrete laid after the house slab? Thanks! Got a spare 5 mins so thought I'd try to get some replies out as will need to find some time to put up some more big updates. Rawson to their credit have pretty much fixed or in the process of fixing any items we have brought to their attention. Unfortunately I think some things such as the painting were rushed to get us in to the house before Christmas and so it will likely be a little painful getting things fixed up now we're in the house and have our furniture in, etc. Due to Covid19 they have only just done our warranty inspection for any external items and they seemed pretty accepting of the things we have raised. Most are minor but just not things we're willing to accept in a "new" house and I'll put up a whole reply dedicated to our warranty items list so everyone can see the sort of things we're talking about and perhaps help people when doing their own warranty list as to what to look out for. We simply don't want to miss things now and then have to pay for them ourselves later if they should have been right in the first place so we like to think we have gone over the house with a fine tooth comb. In regard to the black sealed concrete yes that was all done as part of the driveway even the stuff around the side of the house that goes behind the garage to the laundry, but strangely the bit of concrete the water tank and external air conditioning sits on was part of the house slab. This meant that to get the same look Rawson then agreed to paint the bit of slab that wasn't black but it turns out they painted it with something different to what the driveway has been sealed with and so it has just started coming off and looks pretty awful. Just another thing on the warranty list! Our rawson driveway which is supposed to be the same colour as yours has pretty much faded immediately to a battle ship grey I would call it. Happy to help, I can only hope that writing about our experience assists others in perhaps picking up things they might have overlooked or not found out about until it's too late and regretted - living in your first "new build" dream home and having regrets is not a great feeling as you always think back and wonder "why didn't we think to ask or know about that before" and it's usually a lot of money to fix these things up after the fact or even during the building process with the $1000 worth of redraw & admin fees for any change. We have a few regrets which I'll go into more detail on a big update post so I'll be putting up some more big updates soon, I just like to put a lot of detail in so waiting until I have time to do them properly. Thankfully one thing that has been great about the house is no leaks and I'm really happy that both we have had some serious rain to test it out within the warranty list period and that the house passed with flying colors. Nothing worse than living in a house for a few years with no serious rain and everything seeming ok only to get that one big storm that proves otherwise. Actually I say that and we do have some water entering under our Laundry door which Rawson has looked at under the warranty period and should be fixing as it's just the weather strip a the bottom of the door not fully going down and connecting with the tiles when the door is closed, but to me it's leaks through the roof / ceiling that are most concerning and we don't have anything like that. Admittedly I haven't been up into the roof cavity when it has been pouring down but there is no tell tale sign of any leaks where you would have water damage to plasterboard, etc or leaking in around windows.
