We are building with PD. We signed our contract on July 23rd and were informed by PD that they will send our plans across to Council for approval and we have still not heard back from PD....I am beginning to worry....how long does this normally take? How long will PD take once they receive the approval to start work on site? Re: PD Customers - Council approval 6Sep 08, 2008 12:58 pm Mine took about 8 weeks from memory. This is where their promise of site start falls a bit flat. They can tell you that you're locked in for a certain month but it means nothing. The contract is that they have 14 days to send the plans to council and when they are received back (however long that may take 4-12 weeks or whatever) they have 21 days to commence construction. Expect them to use the full 21 days as thats what they normally do. So in actual fact from the dat of signing the contract expect 5 weeks + council approval. Re: PD Customers - Council approval 7Sep 08, 2008 1:39 pm We were slightly different, in that we had to get approval in a Significant Landscape Overlay area, but once we were all ready to go , mid Jan, we were give 3 different site start dates by PD, and they finally started on March 14. What annoyed us even more was that they charged us $3K for not starting in December! They didn't pay US when they delayed us!!! PD are being so slow in getting back to us about our final variations, that I want to ensure everything else is on track before we get to the crunch dates. It was possible for me to follow up with the council. We are building in Mill park Lakes Estate, i called their head office and got the developer's # of them Then i called the developer and they were really helpful and give out all the info you need. The strange thing though is that the according to PD they ordered developers approval and cuncil's permit on 25/08, when i called the developers on 10/09, the lady told me that they havent recvd the plans for approval. And......yes...... we are also waiting for develpers approval, which i suppose is not yet submitted by PD So, i would suggest it is actually a good idea to follow up with your developers and council, rather than waiting on something that has not even actioned yet by the builder. Good Luck Re: PD Customers - Council approval 11Sep 18, 2008 1:54 pm Porter davis would not use council for the building permit they would use a private building surveyor, who for volume builders should not take more than 2 weeks for a building permit.
Council would only need to give approval if the building did not comply with the building regs (ie to close to front) or if a town planning permit was required due to the zoning or an overlay, which if that was the case they would probably put it back on the owner to apply for anyway. I doubt anyone in victoria would have a building permit from council who is building with porter davis. I olve the stories these builders feed you.
