Browse Forums Building A New House Re: KDR + Building Urban Edge Andu 43 24Jan 02, 2019 10:21 pm Yoshi and Peach brokenstick Hi We have just started construction of the Urban Edge Andu 43 in Inner Melbourne, after demolishing the house we have been living in for quite a few years. We started off planning a renovation / double story extension as we didn't mind the old house, but soon realised that for a similar cost we could build a new house and get so much more. It has been over a year since the first sales meeting, and the journey has had its ups and downs, including a few major design changes and dead ends, however in general we have been happy with the process. There was a swimming pool on site which we were going to keep, but finally decided to fill it in as it was just causing too many compromises (and no-one uses it anyway) One of the main positive with Urban Edge has been their flexibility and willingness to accommodate design changes, even things like moving walls and staircases - we could have ended up with pretty much a custom layout should we have chosen to go down that path (and did at one stage, before changing). We have gone for several upgrade options like extended floorplan, higher ceilings up and down, grand alfresco, guest bed + ensuite, upgraded insulation (incl soundproofing), window splashbacks and bigger windows/doors at the back (space and light are the themes!), and quite a few finish and other upgrades I will not be posting updates here, but rather updating my blog (below). We officially got to lockup just before Christmas, but they have done work beyond that, ie have completed the internal plastering. Our contract has an end date of June so would seem they are ahead of schedule..... Overall we are pretty happy with the way things have gone so far - been a few minorish issues as one would expect with a volume builder, but as I have said elsewhere they seem to want to do the right thing, and respond quickly to any concerns. I have been very hands on with the design and build, and am into detail - live just around the corner and visit the site most days on my way home and poke my nose in to check on things . Also seem to have a pretty good relationship with the site supervisor, who is very accessible and responsive. We had 2 sales people, who have both since left the company, the first was not so good and the other who stepped in at the end was very good - if we had them from the beginning I think we could have saved 4-6 months of stuffing about Re: KDR + Building Urban Edge Andu 43 25Aug 20, 2019 12:48 pm Hi Brokenstick, How did you go with Darbecca? Are there certain stages you would recommend getting inspected over others? Be good to know how many in total. Also if Darbecca did find an issue, did UE fix it satisfactorily? Also did UE tell you that for every inspection that your build would be delayed by 2 weeks? We did all inspections and they found quite a few things, many of which were minor. UE responded to each item on each report and fixed most of them. I compromised on some as they were quite pedantic. I had a lot of negotiation over that clause and in the end they changed it to say that it would only be extended if the job need to be put on hold for further assessment, and that this would be done by way of variation. Similar story to yours, doing all inspections, a lot of minor issues which to date majority have been corrected, but good to have the checks and balances in place to avoid small issues now becoming bigger/costly issues down the road. Still only under half way through the build, so a long road ahead still. We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37085 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19068 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes.
