Put in your contract a clause that you have the option to cancel the contract with deposit refunded if the soil type is unacceptable ie E class etc and if the level 1 compaction report has not been delivered. We put the clauses in our contract, and got 3 soil tests by 3 different soil testers. All different lol. We got M (which he upgraded to H1), H2 and E. Lol, we ended up going with a builder who accepted our E class soil test and fixed our site costs at 9k. Haha. Also, make sure you get a settlement report that gives an estimated settlement of your fill over time. It is used by better soil testers and engineers to give you a final soil classification.
