We are first time builders (go easy) and we have learned plenty from the generous posts that others have shared. So after gaining spousal permission, I've been approved to post about our build journey. We are open to comments about the build - with the understanding that we all have our personal preferences. However, if you think we may have missed a few important things; we would certainly like to hear about them. Garage extended to 7.5x6m with rear roller door access. (late addition) Shower to ground powder room Cavity door entry to powder room from butler's pantry. Doors to enclose other rooms / living areas Larger kitchen island Upstairs balcony converted to Study 2. (avoids overlooking the neighbors property) Upstairs rear and side bedroom windows raised to 1.7 meters (to avoid frosted security windows) As of last week, the site has now been cleared and awaiting for Metricon to take over the site. We have been fortunate that its been raining late and we have not had to pre-wet the site prior to construction. Dates: 08/04/2017 - Initial deposit to commence planning. 18/09/2018 - New home contract signed. 15/10/2017 - Airconditioning selection signed. 23/11/2017 - Studio-M selections signed. 12/02/2018 - Final plans signed off. 1/03/2018 - Council development approval. 18/06/2018 - Amendment (Garage revision) submitted to council for re-approval. 21/06/2018 - Council approval granted. 10/07/2018 - Lot is benched. 16/07/2018 - Handover to construction team. 23/07/2018 - Metricon takes possession of lot (fences + dunny). Site Manager assigned. 24/07/2018 - Digging for footing commenced. 30/07/2018 - Drain pipes / steel mesh for slab finalized. 31/07/2018 - Slab poured. 08/08/2018 - Steel beams fixed to slab. Delivery of roof tiles / lumber for framing. Your house plan looks nice, love the over sized garage! Yeah. That revision came late and we got lucky not to miss that one. Plans were already approved and I was waiting for finance to give the final go when I had a chance encounter with a friend who also built with Metricon. He was the one who suggested that I look up the dimensions of the garage. Being a first time builder I thought a two-car garage meant "a-two-car-garage". He knew someone who built with Metricon with the base specs and they could barely fit 2 sedans... (don't even ask about car doors!) I've got 2 SUVs and a lot of bicycle stuff! A bit more research and a little help from stoff17 regarding dimensions and I was on the phone to Metricon. They had no issues with the revision except that it would shift the whole house to the side and would require council re-approval. Considering it was a structural revision, it had to be done. They are rubbish, I do not know how they can build a house like the 70sq La Pyrenee on a waffle slab. Crazy. The garage area is clearly marked by the step down in the slab. The front portico is evident. The step down of the ground floor shower and all the drains corresponding to the different rooms can be seen. Quite satisfying. Site manager met us at 7AM on the premises just as they were pouring in the concrete. Our personal request to throw in some coins to the slab was easily accommodated. There was talk (from my mom and my missus) about sacrificing a chicken but I'm not too sure that RSPCA would have agreed with that. Coins will have to suffice. SM seems like an easy guy to deal with and he has been taking time to explain how things are going to progress. All in all, very happy with how things have gone with the construction phase. Slab will need time to cure (forgot to ask how long). We'll be putting an application to SA Water to have our meter transferred as it presently sits in the middle of our proposed driveway. I gather it will be somewhere to the tune of A$1200 to move it for 4 meters. (groan) but better to get it done before the house gets plumbed in.
