Browse Forums Building A New House 1 Jul 20, 2018 11:49 am Hi All, Just wanted to get thoughts and ideas on this issue we have with our new house. Our house (two story) was completed last year May, Perth north of the River. An independent building inspection report we received found two issues, as following. 1.0 Walls - Cavity Brickwork head Flashings (Ground floor - Only) - Not installed 2.0 Walls - Slab Weep Vents - Not installed We have been going through some dramas with the builder asking to resolve, but we are finally in to the stage where we can get a different contractor to complete the job or ask the builder to install the head flashings and slab weep vents. My question is is it better to get the builder to do it or we get a different contractor to complete the job? We are thinking of getting our preferred contractor to complete the job, as our relationship with the builder is gone downhills since we raised these two issues and we have trust issue with the builder. Also i'm after builders/contractors who can do this kind of job. Please let me know if you know of any reputable construction company/builder who can do this job in Perth metro. Thanks in advance. Any suggestions/help will be greatly appreciated. Regards Re: Walls - Cavity Brickwork head Flashings Not installed 5Jul 23, 2018 12:28 pm The flashing should have been picked up on critical documents, Inspection Stages and visits
Sorry, It is cheaper for you to repaint than to put in new flashing's now BTW, OT, That is the wrong eaves detail and your hardilex lining runs into you cavity, I hope it doesn't over flow into your cavity. Generally, Storm Proof Slotted Gutters are recommended on similar eaves details? Please make sure you constantly clean out your gutters/downpipes of leaves, etc ,hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Walls - Cavity Brickwork head Flashings Not installed 6Jul 23, 2018 1:28 pm Hi Thanks heaps for your response. We completed building inspection report during construction (during the first height). Unfortunately the inspectors did not pickup this, even though we supplied the working documents. The flashing was detailed on our contract, the builder first refused to cooperate with this but now agreed to fix or raise a variation so that we can get our own contractors to complete. Thanks for your advice, i will clean the Gutters, also we do have Slotted Gutters hope it helps. Regards Minimum overhang into gutter must be 50mm, turn down tool should not split the sheet. it seems wrong tool for the profile was used, the flashing cannot slope back.
