I did attach a plan this house will cost $172,000,Can anyone give me some comment to see is this worth? there is only standard specification,so no floor covering,no internal wall painting,standard light and ........ And also give me a comment on my plan too. Cheers.. I would chop off the right side of the bench to allow more movement. Toilet inside laundry I don't really like. Agree.....I had a toilet in my laundry for 15 years, it was used as the guest toilet, as it looks like yours will be also I had to have that laundry 100% spotless all the time, I even put a flash basin in...thank God I am now free and can leave my laundry looking like a laundry. I used to have my laundry baskets hidden inside a cupboard - try and move it if you can. You would also have to go all the way back around to the bathrrom to wash your hands?? Also the opening to the bathroom is right at the opening to the Living area so not very private. The cinema is really big too and although that would nice perhaps you could cut off a bit and give it to the Living area so it's not so crowded around the kitchen bench. Just my thoughts. Good luck with everything Re: building new house(need comment) 11Aug 11, 2009 1:25 pm Hi cksoon, welcome to the forum, ok, the windows on the front of the house will look fantastic, large big windows all in symmetry, however you might want to check the height of them for bedroom 2, as you wont be able to put anything on that wall if they are too low. its good how you have plenty of access to the rear of the house with the drive through from the garage and RHS for water tanks providing they arent any wider than 700mm. i think you'll find that bedroom 4 is quite small would prolly suit a study more however you have enough space for a bed and good storage, i would use that room for the kids playzone as you dont want to have all their toys out when your're trying to organise dinner. are you planning on putting a projector in for the cinema or just a large telly? might be an idea to put nice big double doors in for a grand entrance although space is limited in that room. i wouldn't be worried about the toilet, you can get very large laundry basins that double as a wash basin, friends of ours have one in their laundry and its built into the bench and not made from stainless, its white and has dual functions. good luck with your designs. -Nathan 2nd-Fix | Blog Building with Desyn Homes previously with the insolvent [url=https://www.facebook.com/7NewsAdelaide/videos/1162546323776021/]Endeavour Homes[/url] Re: building new house(need comment) 13Aug 11, 2009 11:07 pm how many m2 is it. for $172,000 I think the price is ok. does that include foundation?. my house is 230m2 and the standard price was approx $150,000, which i upgraded with another $100,000. why is internal painting not included? i personally would prefer the master bedroom window/door to look into the alfresco rather than 3 meters to the fence. Re: building new house(need comment) 14Aug 11, 2009 11:51 pm Welcome to the forum Yup not a bad plan but l too agree with others re the toilet off the laundry. Do you really want any guests to literally see your dirty laundry?? Not keen on the bathroom door straight directly facing the living area either. That whole section l would modify so that you have a seperate toilet with easy access to a more private bathroom. Storage??? not enough of it sorry. One single linen cupboard just won't cut it, especially if you have kids!! As it is now, where are you going to put your mop, brooms and vacuum cleaner?? If you rework the wet area layout you need to consider extra storage for these items also. I like the kids playzone space but l would sacrifice some of it and fill that wall with linen cupboards. Is your fridge space adequate...not just now but for the future if you decide to upgrade? Do you have a TV in your master bedroom? If so, the ensuite door location will limit your tv placement to the side wall or corner (where the chair is) which can make viewing difficult or uncomfortable. I like the suggestion of having the master bedroom window facing the alfresco (could have a sliding door then?) That way to you could utilise the space along the family room wall and either make for a larger WIR or ensuite and/or make for a more private layout of the bedroom.
