Browse Forums Building A New House 1 Jul 12, 2018 12:11 am Hi Im currently on a pre-construction stage and my builder advise me that i need to replace the slab foundation with a bearer and joist foundation as per council requirement. (Flood control lot). My current site cost is around 35K including the Piering and H2 Slab. According to my PCA i need to pay extra 49K to remove the Piering and H2 Slab and replace it with a Bearer and Joist construction method, which bring the total site cost to 84K. My question is that pricing correct for that type of foundation? thanks Re: Bearer and Joist price 2Jul 12, 2018 7:17 am @avalecia Welcome to the forum There are alternate engineering/construction solutions, unfortunately at this stage they will need to provide you with more information Do you have surveys, Flood maps, soil reports, and the detailed engineering, etc? Quite often at pre-construction, without the above, you are dealing with the uninformed within the office or worse a Salesman..buttering you up for additional price hikes. More info required StructuralBIMGuy thanks for the reply I do have the survey and flood report from the council. But I don’t have the detailed engineering. Is it worth getting an external stormwater engineer to review what the builder is proposing. Seconded; we just used these last weekend to build a small deck. They worked perfectly as we have bluestone in the area where we wanted to build so digging down was not… 8 9063 Hi Mrboh Just wondering if you have any BAL or flame zone issues on your block, as getting compliance with BAL requirements whilst doing bearers and joists is tough.
