Do we as the owner need to do anything or bare any of the cost? Our existing property has never had gas connected. We spoke with the distributor who has confirmed the mains is across the road 3.4 metres from our boundary. I've not idea if this means major work is required or not (our neighbour build two new townhouses last year and had gas connected without much bother, he confirmed no road was dug up etc). We're trying to ascertain whether there will be any costs we should prepare ourselves for. I've just been through all this in SE Melbourne. It was quite simple in the end 1. Get quote and place order with electricity provider for new pit - took a couple of months and cost $3,600 2. Get quotes from demolishers - we ended up going with Did Dig and they were excellent 3. Get asset protection permit from council (can do online) 4. Vacate house so it is ready for demolition 5. Place order for disconnect of gas and electricity (won't accept order until house is ready for disconnection as it can take from 1-30 days) 6. Wait for disconnect of services (ours took about 2 weeks) 7. Give go ahead to demolition company and they then place it on their job board (They wont do this until house is ready for demolition) 8. Arrange temporary fence (used 1300 tempfence- cost around $360) 9. Wait for demolition Did Dig did our demolition permit, capping water and sewer, tree removal, swimming pool removal, all included in the price. They were also the on;y ones who came out to meet me and look at the site and do a quote, the other quotes were just drive-by "estimates" I can't recommend them highly enough, They also did 2 friends of ours with similar feedback. I made several thousand dollars by putting an ad on gumtree for fitting and stuff from the old house before demotion - people even came and removed things like doors and windows, heater, hot water unit etc ec Re: A detailed task breakdown start-to-finish for a KDR? 28Sep 03, 2018 2:02 pm Thanks for the details, will look into some of those recommendations. Your electrical pit for $3600, was that single phase or 3-phase power? Re: A detailed task breakdown start-to-finish for a KDR? 29Sep 03, 2018 2:15 pm Cheltsider Thanks for the details, will look into some of those recommendations. Your electrical pit for $3600, was that single phase or 3-phase power? 3 phase with United Energy. It was as easy as they get as the new pit was right next to the power pole Do you have a quote yet? If not I would advise to get it ASAP - it took ages and they rejected my first request as they didn't like my drawing so I had to start again We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37156 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19114 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13449 |
