Fairly new member to the community. Have paid our $2000 deposit, and next step is the tender appointment in 6-7 weeks (or so we're told). Anyways, this post is hoping someone may have done this before, or is well versed enough to guide us in a "hold our hand through the process" kind of way. Many searches here fail to find the kind of detailed we're after.
We've been told many times at a high-level what needs to occur to get us from the house that exists today to an empty flat site ready for site-start, but where we get lost are the details.
e.g.
- we need a pit installed by the electricity provider
- we need all services abolished (HFC-based NBN is going to be a doozy)
- we need to demolish the old house
- etc etc
Our issue is that no one explains where and how to go about the many tasks the above dot points break down into, and many more I've not listed in the examples above.
So for example, the demolition quotes we've requested talk about:
- copy of the current title certificate and plan, it must be less than 3 months’ old
- appoint a building surveyor needed so as to obtain the demolition permit
- demolition site plan
- council demolition consent - Form B or Section 29A
- engineering report, plan and certificate of compliance
- copy of the asset protection permit
- protection work notice
^ That's just one example that makes us scratch our heads as countless searching doesn't really explain all this.
What I'd love to find is a breakdown of all these kind of tasks, their dependencies, where or how they're obtained and how long these kind of things take, so that we can work backwards to ensure we start each process at the right time, allowing for delays, and to understand who needs to do what.
Dare I say a MS Project file or spreadsheet would be amazing (wishful thinking I know), and no I'm not a project manager by trade. Just trying to think the best way to go about all this.
