The council has advised that the BAL rating for my lot is FZ (Flame Zone). Has anyone else got the same BAL rating? We have not finalised the builder yet. Just waiting for the plans to be approved. Tx Did you submit the bushfire report to the council with your DA submission?. What was the BAL ratings on the report or council override the BAL ratings in the report ? The council gave us the option of doing the Bushfire assessment ourselves by providing us with detailed instructions. When I did it, I got a BAL rating of 29. But they now believe it should be FZ. I am trying to have it done professionally. Would you be able to give me the company who did it for you? BTW what is ur lot number? Tx Are you entirely sure that you really, really, really want to build a house and life in a home in a Flame Zone? You'll be dumping maybe $100,000+ on meeting Zone compliance. You may have to abandon a part of the block to buffer zone use. Your home insurance base figure+ premiums will be high. You, and your family, are exposed to an authorities' identified risk. When you sell, you'll be on a beating + discount because of Zone location. And, mate, nobody even said "oooooh, nice BAL inclusions you've got there." Just hope you're wrong and not understanding your block zoning and maybe it's only a low one. Lived in the Shire for 30 years and saw it all. The event that stopped me in my planning tracks was, was it 2002?, the 2 almost new homes in Alfords Point - heaps away from the bush, probably a BAL 12.5 sort of rating - that went up after a simple ember attack. These type of blocks are like steep ones, like badly filled and problematic ground condition ones, best left to somebody else. We were lead to believe that the lot would be BAL 29 at the most when we were looking at the land. And with the Bushfire assessment we did, it came up as BAL 29. Now I am trying to have it professionally done to see where we stand. We were made aware of the council's belief that it is FZ, just on Friday. I still don't have all the information in regards to how much extra it would cost in terms of construction and also insurances. Will be investigating further. It has come back with a 5m fall across the whole length of the land. Has anyone had their BAL rating done yet? We are looking at a custom build because of the slope.
