The house width is 10.7m Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I have a question on House sitting. I am planning on applying through a CDC. Preferred house sitting is as on the picture. I was advised we would need to maintain a minimum of 1.35 mtrs from the fence line for the building under CDC requirements. This is not an issue for us and we have maintained the 1.35 on the east side of the building to the fence line. We also liked the idea of a wide 1.35 pathway on the east side, instead of sitting the house in the middle of the lot and maintaining the 900mm gaps on both sides of the house. The issue is around the west side with the garage. There's only 450 mm between the boundary wall & fence. I understand this is too small a space to use / pass. However, i liked the idea of not being a zero lot and still being able to fence right through past the garage. Also not really keen on asking the neighbor to maintain my side of the garage as his fence. Question is how would the builder build the garage wall? Wouldn't it require me pulling the neighbor's fence down to put up the west side of the garage & then putting it right back? Is there a way around it? Do you guys forsee any issues with such a build? Another option is for me to further move the house westwards and minimize the gap between the garage wall and fence. What would be the minimum gap required for a fence to be still put up? If there is a maintenance easement then you are entitled to "use" his property for building/maintaining your house. of course you will have to make good any damages. the 0.45 is too small to even allow for gutter+eaves overhang. so consider having a gable roof structure for garage on west. where do you plan to keep the bins? electric box location? I do not wish to be using each other's property either, however i would like the fence line to continue along the garage side as per the actual boundaries. I read up on it somewhere on homeone - issues with putting up the fence that close that close to the garage (450mm in this case - i think the slab extends further out and therefore the fence couldn't be put up??). I wholly didn't understand that issue and hence the question if the fence could follow through.. Good advise on the Gable roof, will follow through with that. Do you think 300mm eaves & gutters at the west end of the garage would fit?? The rest of the house is in 450mm eaves and i'm hoping to upgrade to 600mm. The Bins would be at the rear of the garage, there's a back door for easy access as well. The electric box i''m hoping i can have included inside the garage. I’d actually extend the garage rather than shift the entire house over. I don’t understand why you’d need to ask the neighbor to maintain his side (your outer garage wall). It’s brick, there’d be nothing to maintain. Otherwise if I didn’t extend the garage I’d just site it dead centre and have two 900mm paths either side. Just my preferences and 2c worth.
