Browse Forums Building A New House 1 Apr 19, 2017 1:33 pm Exciting times ahead - we got pre-approval from our bank (Westpac) a few weeks ago and decided to start looking for a builder to do a H&L package in Pakenham/Cranbourne. We were saddened to see the price of land had been so jacked up that all we could afford with our budget (400K) was a teeny little shoebox of a house and an itty bitty block. We decided to look further out and stumbled across Longwarry - which is only about 20 mins from Pakenham and we decided that's where we wanted to build because the land prices are very appealing and the blocks are a decent size - the best thing however is that we can build the house we want with the upgrades we want and still keep it under budget and the town is small and has a great community feel. We have selected a 14mx30m block for 149K and the house itself with the upgrades brings our total costings to 393K We were weighing up whether to wait for the additional regional FHOG 10k grant and stamp duty abolishment (current stamp duty on this land is approximately 5K with half of that refundable) by holding off doing anything until after 1st July but we were advised that the developer (AGT) is going to bump the price of the land up by 15k as soon as it titles (by the end of April 2017) so any potential benefit we'd have waiting (additional grant and $0 stamp duty) would be absorbed by the additional land cost and the extra few months rent we'd be paying while we were building, so we're decided to dive straight in and have paid our initial 2k deposit to Beachwood Constructions last Friday(not to be confused with Beechwood Constructions) , selected our block and design and approved the quote. Now we wait for them to get the contracts for the land ready and book us in for a colour selection to do the build contract. So far they've been very quick about coming back to us with information and have been transparent with their pricing. Since I haven't found much about this mob on any forum, I'd start documenting it all now, so if anyone like me in the future wants to see what other people have experienced with this builder will be able to see our experience. Building a Sorrento 27 (modified) in Stockmans Wood estate Longwarry with Beachwood Constructions Re: Beachwood Constructions (Sorrento 27 build) Longwarry 2May 05, 2017 3:21 pm So we've now got our build contract and land contract and are signing both tomorrow - there was a bit of a kerfuffle with the developer as they did not include the landscaping and fencing in their contract and tried to get the builder to do it and they would reimburse them for it - the builder said no way jose and now the clause is to be written into the land contract including these prior to signing. We've received the architects drawings and are very pleased with what we see - Bed 2 has been modified to absorb the WIR and the home office nook on the other side of the wall and we will be turning this into a home theatre. All finance is in place and the only thing left to do is the title transfer - once this is done the builder can start work immediately. I chose similar. I should be Building soon just doing my finance for the 3rd time.Ibought my tiny block in 2015 had to wait for council approval etc and change builders.
