Hi all,new to this site but it seems to be filled with great information.
Kinda hoping I can get some of that .
Received the quote back from a large spec home builder the other day where they happily informed me that my Geotech Report have downgraded the site classification to P and soils are E.
Builder only covers M class (of course... even though we are in South East Queensland:-?)
The most surprising thing is the cost of these so called Upgrades!
Approx $15 K for the slab and $15 K for bored piers (1m deep min due to trees in area).
I have already cleared all trees anywhere near, (except for a large cypress pine next door that will be approx 4-5m away from the building) and intend to remove all root balls and fill with crusher dust)
Q1: are these costs reasonable for a double story house?
Q2: is there anyway to improve on the P class by removing root balls and filling with Crusher dust (bearing in mind large tree 5m away)
