Browse Forums Building A New House 1 Jun 14, 2018 7:13 pm Hi all! We just bought our house late last year. It's our first ever time buying a house. Don't know how we did it, nor how anyone does it, but it's done now. We had rented the house for several years, and made an offer to the owners, and it was accepted. We are on a small plot of land (140m2) and it's 6m wide with a Victorian era cottage of timber with corrugated iron roof, with a north rear aspect. Not in a heritage overlay. There are structural issues and other issues...! We are thinking to demolish most of it, keeping the front room and facade, and aiming to get good levels of insulation, double glazing, rainwater tanks, PV, and all those other things which make houses cheap to run, pleasant to live in, and good for the environment. We want to keep our little backyard we have so we are likely to go up to a first floor. I've joined the board primarily to learn about issues that others have come across and educate myself, particularly in regards to: building regulations; building processes; materials; and costings. Just lurking for 20 minutes this morning I was really impressed by the knowledge and discussions I found. While we remain in the house, it's decaying around us, so I already have some thoughts on things I want to ask about... should gutters be repaired when the roof is going to have to be replaced in the final reno? What sort of damage will an additional ??years?? of bad drainage do, when the whole place needs restumping anyway and mostly demolishing! Done: -Interviewed architects and builders -Engaged architect and lined up a builder -Title reestablishment survey and feature plan To do: -Architect visit, preliminary plans, and costing -Finance... (!!!!) got a lot of Qs around this aspect! -Planning permit -Building permit -Move out...
