Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ we build the Elegance range it included 2.5 Kw Solar panels and box Solar hot water Caeser Stone in Kitchen and bathrooms 90cm standalone range cooker and stainless appliances Render to the entire facade and choice of facade 2550 ceiling height 1200 stained timber statement front door. fencing water tank letter box we up graded build in door heights to the ceiling ( $250) flooring carpets to platinum tiles upgraded to rectified tiles 1.5mm grout sliding stacker doors to back door and master bedroom security doors to crim safe we removed contract items Driveway Air conditioning tap ware Lawn this saved over $7k we did invest in an independent building inspector $1200 for 3 inspections money well spent Re: Avoca 25 Coral homes 2015 2Jun 13, 2018 7:58 am http://www.walkom.com.au/real-estate-fo ... w/3366917/ here is a final product the tiles were a bit of a fight to get the tiny grout but worth the fight. we increased the skirts as tall as they would allow I am very happy with the height of all the built in but I am not crazy about the mirror on them I may change this in the future. we love the master with the sliding stacker doors and the extra large tun and walkin frameless shower advice I can give for a great out come being open and really honest with your site manager if something is wrong make them fix it as soon as you see it be on site when you can have a look when you can I picked up major issues just by being around when things went wrong. the builders on site do not have your plans and can go into auto pilot and may miss things that you changed like removing bulk heads. and extra insulation which is a pain to rectify and you may not even know if you are not keeping a close eye. if you put a color bond roof on you NEED an insulation blanket added to your build it is not standard. do not compromise on anything you have plans they MUST build to your plans and make them, I let one thing go I shouls have stuck to my guns on but I did make them financially compensate me for the change. I still hate that I gave in. overall our experience was great I really liked and had full confidence in our site manager he doesn't have an easy job. head office was frustrating at times when it came to dealing with after market issues. I would build with Coral homes again and again no question. How long did your build take from site scrape through to PCI? What were some of the things you wanted to stick to your guns with? the contract was 17 weeks we finally moved in after 22 weeks. They tried to put bulk heads into our kitchen because the cabinets were the wrong heights I didn't let that one slide I fought that. The tiles in the main bathroom have a 3mm grout not 1.5 mm I hate them, they look cheap. Now I did get reimbursed the lay cost as we paid a premium and they were not laid as per our agreement still I wish I had not given in. ha ha ha they tried to put the letter box in on the wrong spot I made them remove it and start again. The render needed a second coat in some spots they did do this and I caught them out on failing to insulate the garage as per the contract they had to come back and fix it. They did in the end but it was well after we moved in and became an inconvenience. You really need to be in and out and looking for variations in your contract they are so use to building to the same norm they go on auto pilot and miss bits you wanted. Honestly we have a very good quality build I am very happy the issues are in the small details but that's because I am anal about detail down to the millimeter, and so you should be the plans are down to the millimeter so you should expect the build to be!!! You are paying for it .....you are not paying for a mmmm almost perfect. I use to say to the site foreman " if I buy a cup of coffee I expect a cup of coffee exactly the way I ordered it or I don't pay !!!!" he got use to me after a while lol Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13769 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
