Dates below are a little rough, but close enough 22/10/17 - Visited Land Development "Start of our journey" 24/10/17 - Speaking with builder 'X' (we'll call them CH). Sales persude to lock in price and order pre-lim work on block 'X' (..there goes $2500 into the builders beer fund) 03/11/17 - Contract executed on block 'X' 14/11/17 - Pre-lim reports back from builder 'X'. Dispute then starts to what has been reported from soil tests and what builder X want to charge. 20/11/17 - Land registration delayed 24/11/17 - Bank valuation on block 'X' comes back at 6% less than sale price. Bank also not happy with proximity of nearby power lines (still over 100+mts away) *End of November* Fall out from Builder X and Bank decline to provide finance on block X. 08/12/17 - Re-visit land development and choose a different block. (and of course, more pricey) 09/12/17 - Engage with two other builders with builder X still wanting a to go with them. 13/12/17 - Contract executed on land 'Y' 22/12/17 - Bank valuation on land 'Y' comes in on point 22/12/17 - Signed tender with Stylemaster. Other builder couldn't compete on cost. 09/01/18 - Land now registered! 09/01/18 - Pre-lim work requested on land 'Y' 12/01/18 - Bank unconditional on land 'Y' 13/01/18 - Submitted building plans to developer for estate covenant approval 15/01/18 - Developer approval of plans received 25/01/18 - Signed HIA contract with Stylemaster 29/01/18 - Settlement of Land Y 29/01/18 - Deposit paid to Stylemaster 15/01/18 - Building certification and council approval completed 21/02/18 - Bank issues construction loan approval 27/02/18 - Variation 1 to StyleMaster 01/03/18 - Bank issues commencement of construction letter to builder [b]01/03/18 - Notice from builder 'you should see some activity on site in approx. 20 working days'[/b] The mod's we've changed is enclosed the study with a recessed door and skylight, removed a few void spaces to open shelves and changed the window to a sliding door on the master bedroom. Hopefully the same happens for you How has your journey with Stylemaster been so far? So far so good. Our SC was recommended to me from someone who used to work with him. There wasn't much we could change as we went for the WRI instead of the LUXE due to the cost, but build wise, it's good for us. There are a few things we would've loved to do, such as high ceilings, tapware etc, but the the difference between the two could've easily been another 30k+ on our build. Head office has been good with turn-around for the paperwork and it seems that anyone in head office that you speak with are too all to happy to help or point you in the right direction. We even had them send out a no-cost variation as they coded a 'white' skimmer box instead of grey. TBH, i wouldn't have noticed until it was installed and then be a bit 'ugh' on the colour lol. They did a initial rush on the contract to make sure it was ready before the end of the year when the first home owners grant was not known if it was going to be extended as well. (though was not needed when they extended the offer) We're meant to have a meeting with the Electrician to organise directly for extra's that we want (eg: fan's) and apparently they'll invoice us directly. I'm hoping this goes well as we want a couple of fans and another air-con unit installed. The other thing i'm hoping for is that the site supervisor will let us have a contractor attend and install wall insulation for us. On the initial plans, they had the solar panels all on the east which it should be as north facing as possible. They had this revised and also changed the cut/fill from the initial drawing so we don't need retaining walls to start the build (landscaping/post hand-over) I am considering getting a independent building inspector for the various stages for my own peace of mind. I do love the display of your floor plan, it is one we considered. The ensuite is amazing and so is the seating and screening outside the master. Great size block you have too. Any thoughts? Hey Amish, Sorry for the slow reply, not sure how I missed your response :/ How is your build progressing? Yes the price difference when you add in all the extras with luxe vs walk right in is pretty decent. We had friends who looked at the same design as yours but in the luxe and the price ended up being too much so they went with another builder. We all still love love love the design though. We opted to go luxe but only because we wanted to make changes that walk right in didn't allow. We are hoping to outsource alot of our electrical work as we know a few sparkies but will see how that plays out when we met our ss tomorrow I guess. We are also looking into getting insulation outsourced. Tomorrows meeting will let us have a lot of answers I guess. That's great they are letting you do retaining after hand over. That should save you a decent amount. We toyed with the idea of an inspector but at this stage don't feel the need for one so havn't done anything about it. Have you decided to go ahead with that? Had an email from the services manager saying that depending on the weather, site works should be either just before Easter or could be post. (insert torrential rain this morning typically) Today i get another email with a "Sorry...and... apologies"... Turns out the site supervisor that was scheduled for our house has had to take extended leave and our job has been put behind another SS, followed by, they actually got the jump on it and...... they've already cut the site! LOL. Pool work is scheduled to be completed by the end of the next week and slab towards the 3rd week of April. Happy end to the week and off to visit the site tomorrow. On another note, lets hope the pool is not already pre-filled with rain water lol. Grass will grow back, they're just annoyed as there is half a foot deep mud holes which is probably more the issue. Our workers and have done the same, cut up a fair bit on the blocks around us. Nothing has been said yet but there is one certain area on the nature strip I'm kinda waiting to hear about but I figure we will wait till our neighbours have built before we fix it as otherwise it could be pointless. It is annoying they don't take more care though when accessing via other ppls land.
