Browse Forums Building A New House 1 Jun 02, 2018 9:45 pm Hi, I’m about to purchase a parcel of land that I understand was register late 2017. The Deposited Plan is dated August 2017 but I am under the impression that it was registered later in 2017. However i do need help clarifying: 1. What are the dotted lines representing on the plan that crosses through several lots? 2. How do I find out when the lot was actually registered? Thanks in advance.(getting stressed) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Need help understanding Deposited Plan! 2Jun 02, 2018 11:36 pm GLO 1. What are the dotted lines representing on the plan that crosses through several lots? Dotted lines are likely to be sewer or stormwater lines. Chances are, therefore, those blocks have easements for access if required. You can check that as it will be listed in any contract documentation. Is that something the Project Home builder would have access to? I have attached the Sydney Water (Dial before you dig) plans. No easements shown there. But I'm not even 100% sure where that's supposed to be shown or obtained now! I requested from Council the Section 149 (now called section 10.7) which I thought was the correct document to request. But that included no map or easement diagrams. I was then referred to LPI to get the Deposited Plan, but again that shows the dotted line crossing the property. I'm stuck in an endless loop and the legal team from the developers seem to be treating this as an un-registered block.ie sending the DP for the parent pre-subdivision block. Naturally they (the developer) would have updated infrastructure plans to obtain the registered block status, but I can't get it. They are the reference points used by the surveyor in the land subdivision. See here for more info (http://rg-guidelines.nswlrs.com.au/depo ... ence_marks) You won’t find details of plumbing on the deposited plan, just easements for drainage and sewer and the like. They have to be registered on the title, and would appear on the plan.
