So it’s been nearly 4 weeks since anything has been done on our block. Have been told by our new supervisor who is close to a break down, that numerous things were to be done, but none of them have turned up. No brick clean, no plumbing rough in, no eaves and siding. Bricks are still not complete. Really getting worried. Really want to swear. 😡🤯 Hi Salfield, Just to let you know I'm following your build and appreciate your posts, you are a lot more advanced than we are, so we are learning a lot from your experience. The news says build are slowing down and trades aren't in as much demand, so you'd hope your build gets a bit of focus and a move on if thats true. Yeah we were making great progress and then it all stopped. A lot of KDR up here. There are 5 rawson homes that are very near to me that I drive past nearly everyday plus the display home. It’s funny how each one is so different in progress. Had some guys at the house yesterday who I thought were just doing the eaves and cladding but turns out they are also doing the plumbing rough in and have gone around and replaced all the noggins that had been knocked out during framing and brick work. Our old one was in charge of a few jobs around here and from what I am told and have seen for myself, his oversight of the trades he organised must have been non existent. As such our new supervisor has employed a company, that will cost Rawson more money, but are far more professional and will do a much better job. This company is doing our eaves and cladding. The guys on site happened to mention that they work a lot with MacDonald Jones and that McDonald Jones are very organised and don’t scrimp on there trades, where as Rawson are less picky but are improving apparently. An example of the difference between what has happened on the other local houses and our house, using this company. This company installs a whole new frame system outside of the frames already erected. Other trades just attach the cladding to the already installed frames which doesn’t give as good an install apparently. Anyway glad to have things going again. Massive relief. It’s funny how the trades work. The boys were saying the plumbers only spend a few hours a day there. Amazing the difference When you have a professional trade on site. Not only do they do great work they actually clean up the site at the end of the day. First ones to do that. Anyway, we now have eaves with plumbing and electrical rough ins almost complete. All thanks to our site supervisor. Without him this would have been a disaster. Anyway we should be at lock up today apparently. Kitchen and bathroom etc cabinets are all in. Stairs and balustrades are in. Looks really good. As part of our promotion package we had some, not all down stairs doors upgraded to a more decorative door. Now we thought that was silly to have different looking doors throughout the house so we stated that to our selections person. She stated to us that she would just put us down as ‘whole house’ to have the decorative doors. That’s very nice of her. Tender and selections only mention the decorative doors but up and down stairs door Heights are different. Fast forward to today and I notice 2 different looking doors being hung. Ring our selections person at rawson who denies the conversation ever took place, basically calling us liars. Now it would be recorded somewhere but probably on the selections spreadsheet that we never received. So my point is, it’s almost a requirement to voice record any face to face interactions you have with your CSC as your word and written material is not enough. This is what we have for doors, your's ideally would mention door type for either throughout or upstairs downstairs individually: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Yes I totally agree unfortunately you cannot use anything taken by verbal methods, been caught like this many times (during conversation yup I'll add that, then when you go to sign plans its simply not there, and if you hadnt been on your game could have easily missed it, then they get all testy with you and say make sure you have no other changes as plans will have to be redrawn!) In their defense they're very busy with multiple builds going on at once, alas from a customer perspective its still bloody annoying and gut wrenching dealing with these issues throughout admin stage and build nevertheless and could be managed better! Funnily enough I was going to add a similar post to the general rawson thread regarding variations and their wording. We have run afoul of their process a couple of times, so I suggest to any future customers of theirs that they have to be overly pedantic about the wording when accepting a variation. Sadly you don't have this knowledge at Tender stage. You might think that you can send a detailed email about your variation highlighting dimensions and important points. Then expect Rawson to record the relevant information neccessary for their own processes and systems. You read the description of the variation they raise and agree that it sounds like it describes what you want. Then later on, perhaps on a revised drawing or at an even later stage, you see something not being included and query it. The answer we've received is, if that bit of specific information isn't on the variation its effectively forgotten by Rawson. It seems that the short description is what would be provided to their drafting team to implement the change etc. So, you have to be prepared to be dogged and annoying to Rawson to get every important detail included on a variation or included on something they generate to have hope of seeing it happen. edit: I agree that the staff are looking after a number of builds at once, but even going by this forum, we customers encounter the same problems and misunderstandings dealing with them, that they should be able to forewarn us about their process and the important points to avoid misunderstandings. Instead we each struggle through their processes and its blamed on us for not being experienced with the system. Always get multiple quotes, no matter how reasonable/cheap you think it is.
