I'm new to this forum. I am just curious on what to ask your builder to make sure you are not being feed with gimmicks (ie what is included with the build and what is extra)?
I am nervous to sign anykind of paperwork as you just dont know what to look for in the clause.

The figures in this link are a bit out of date but will give you an idea about the sort of extras you are going to pay based on the builders standard price.

If you want to duplicate the display house it could add 50% or more to the cost ( see Display Home )

Start with the base prices on 3 designs from 3 different Builders
Then work on inclusions, promotions, Site costs and extras..
Salesman are very good at promoting confusing upgrades
Once you sign over a deposit you lose/hand over all bargaining power to one builder
I am happy to put up a sheet on google that will assist you with the process
