It is a 10x30 block, 300squares It is just a two person household, and the intention is to rent out the main bedroom with private access. I prefer having the main bedroom with bath, and don’t mind a smaller room and wardrobe at all. Currently living in a small ground floor one bedder to save so anything will be better than this! Ahh space and light!!! And a proper kitchen with somewhere to sit when eating haha. I decided to put in an internal door in the hallway to block off the bedrooms and we can enter via the garage. I am now thinking if we could put a sliding door in the main bedroom, next to the bathroom and where the bed is displayed on the plan. The bed can go on the opposite wall. Do you think this could work? It will mean I can have my front door. I have just paid my deposit express to contract. I assume I can still make changes? Also am doing landscaping and fencing separately. Can I still use loan funds for this? I have read some posts that say it can’t be, everything has to be in the coral contract? I can ask my broker just thought I would put it out there. Looking forward to sharing my build in the future. Pretty confusing what you’ve written/asked. I think I’ve figured it out but sheesh some pretty vague stuff getting posted lately. You want to rent out the main bedroom but deny access to rest of house, and provide a sliding door for access to this room from down the side of block? The earlier thought of blocking off the hallway and only having access to house via the garage is probably the dumbest thing I’ve ever heard, but as I said the wording makes the entire post very confusing and who knows what you’re asking?? It even could be interpreted that the person renting the main bedroom will have no access to rest of house. It would be a share house arrangement, the door would just be for some added privacy I am happy with my Block thank you. It all come down to the valuer as to whether they view single garage and one living area for four bedroom house value for money. I know from experience about not having a build contract value up and having to rip that contract up and start again. As cost doesn’t necessarily equal value in their minds. Good luck with the changes especially as you’ve already paid the deposit, and good luck with the stranger you choose to share the house with, hopefully they don’t own a car or care which room they end up in. I wouldn't personally add a bath to the main bedroom as I would keep the main bedroom space as big as you can and that way the renter can put in a desk or comfy chair and TV for have some privacy. I would put a cavity slider across the hallway to the 2 back bedrooms and that way you have a bit of a private wing. It is good the laundry is near the dining. Shouldn't be a problem for the renter to park on the street at the front of the house. Is this the idea? I did write the post while I was at work quickly, but the onslaught from the other poster made me rethink participating. Thank god the other poster replied to my post so it can keep on being viewed! The covenant allows for the driveway to be long enough for another car to park behind. Their is also plenty of on street parking. I don’t want to add a bath to the main bedroom. The main bedroom is the bedroom I potentially may rent out, if I wanted to. Could the front window be turned into a sliding door instead. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
