It was advertised as likely to be registered on Dec 19 but so far haven't heard anything. No information about it. The best person to ask is the sales office in NewPark. Re: Newpark Estate, Marsden Park 106Nov 12, 2019 6:56 pm Hi PBandJ93, I'm with ANZ. Sorry to hear... was hoping it wasn't the case for our area and I was certain min. 15k less with the recent sales but I can see now it depends on banks. Not too sure if it helps, there are recent discussions elsewhere in the forum with similar situation with suggestions to broker, all the best. Re: Newpark Estate, Marsden Park 107Oct 15, 2020 3:47 pm Hello All, It's great to be part of this group. I am planning to buy an H&L in Newpark and land registration is expected in April 2021. My solicitor analyzed the land contract and everything looks great except there is one clause says due to other various uncontrollable situations like labor strike, natural hazards, flood etc or any valid reason might be used to extend the sunset day. I totally agree with this but even then I am asking amendment for such a valid reason to add 12 months extra timeframe which they are not allowing. Can I trust that land registration happens as expected in Newpark or max delay to sunset is Dec 2022? I would just want to understand if this normal case? Thank you in advance. This is our first home and looking at other scenario, delays are something everyone had gone through. Maybe it's my turn to deal with it. Re: Newpark Estate, Marsden Park 112Oct 16, 2020 9:41 am Opelman Our land registration was delayed just under 1 year. Was not an ideal situation, but gave me time to sell an investment property and work out what House i wanted to build. Hi Opelman, Thank you for this information. Does the contract also have a similar clause on sunset date may be extended due to any valid reasons like flood, labor strike? I am okay with that valid situation but they are not ready to have an additional 12 months timeframe to add. Thank you. Re: Newpark Estate, Marsden Park 114Dec 11, 2020 4:57 pm Hello all! We are looking to buy in Newpark - the Cape I think... I was wondering how everyone is finding Newpark? Any problems you have encountered that you weren't expecting at all? I hear something about flood zones too? Have any recent land valuations matched your purchase price (I saw some posts from earlier about this) It looks like a beautiful place indeed Thank you for any help or advice! |
