Browse Forums Building A New House 1 Apr 30, 2018 10:04 pm We are planning to build with Simonds, after soil test, we are now choosing between 2 house options. See the block of land is 610sqm and the choice is between a Nicholson w/ Alfresco for $209k size is 18.8sqrs and a Drummond without alfresco for $218970 and the size is 22.13sqrs. Is the smaller house REALLY small for the block of land? Although I consider it because it would be cheaper and it has an alfresco. Or should I just do the bigger house? Thanks for the answers! Hi, That’s a personal opinion. Have you gone to a display home and have a feel of the space? Personally my land is 446sqm and my house is 29 squares and seems about right but we have 3 living in the house. Yeah go the cheaper one. Things such as which plan better suits your needs are overrated. Seriously, rather than worrying about whether the house is too small for the land your priority should be whether the house will meet your needs now and into the future. My 2 cents.. An outdoor area is essential component of the house. If you go with Drummond please plan a predesignated space and $$ to build an Alfresco equivalent later on. Outdoor area will enhance the value of your house too.
