Browse Forums Building A New House 1 Apr 10, 2018 11:49 am My family & I are building a new home with SJD Homes in Victoria and are around 1 month into the process. I thought it would be a good idea to document the entire build process for you all We are building in the Somerfield Estate in the suburb of Keysborough. So far we are up to the frame stage and I will be uploading images shortly within this thread. We have also made a fair few modifications to the home floor plan. This only happened due to SJD Homes being very accommodating and allowing us complete freedom in creating a fully custom home which suits our needs and odd shaped land block. Stay tuned for some updates everyone!! Re: Our SJD Homes Build (Somerfield Estate) 2Apr 10, 2018 12:08 pm Good points so far:
The SJD Staff are amazing. Super friendly and customer focused. SJD Homes allow full customization of existing floor plans which made our life so much easier The final floor plan is a dream The sales rep was very patient with us in modifying drawings multiple times. The inclusions are quality and prices are just right The quality of their work is up to an extremely high standard Some not-so-good points: Didn't have a thorough electrical appointment and therefore have missed a few details. Hopefully we will be able to adjust this during our build process when we sit down with the supervisor. Fingers Crossed. Unfortunately our land title got delayed by 1 year and SJD Homes increased prices to us. This was a little disappointing as we read previous reviews that SJD Homes were lenient here and we knew our estate (Somerfield would have some delay in titling our land). This is more a land title issue but it did cause us some grief to to the price hike. Our land titled in November 2017, however the build process started in Feb-2018. SJD Homes stated this is due to the fact that they did not want to pour the slab in 2017 and leave the pipes exposed over the holiday period. Re: Our SJD Homes Build (Somerfield Estate) 3Apr 14, 2018 2:42 pm Thanks for sharing. Looking forward to seeing your build! We are thinking of building with SJD as well. We are in warragul so the only thing stopping us at the moment is the thought of having to pay a regional fee of around 8 grand for them to build in our area. Do you have an instagram page where you are posting photos as well? Re: Our SJD Homes Build (Somerfield Estate) 4Apr 14, 2018 3:08 pm No worries at all. I will post the whole process here but also have a few update images on my Instagram page @boss__nanu. I think they are well worth it considering the base prices are lower than other volume builders and also the fact that they are very customer orientated. Stay tuned for updates today:) Re: Our SJD Homes Build (Somerfield Estate) 12Jun 15, 2018 4:44 pm nanu Our land titled in November 2017, however the build process started in Feb-2018. SJD Homes stated this is due to the fact that they did not want to pour the slab in 2017 and leave the pipes exposed over the holiday period. Strange that they told you this... Our slab was poured in December 2017, and then sat there, pipes exposed over the holiday period until they returned to start the frame in February 2018. So either you were Iied to or they didn't take the same level of care for us. Did you also consult with Harvan Design (their drafting company) for the re-design of your house plans? If so I am not surprised that they did not pick up on this design flaw. Our experience with Harvan was pretty bad. They also missed a few things in our house designs that we luckily picked up on in time, but there were a few things that we missed. For example, the positioning of some of our lights were not centred on the plan (luckily our Site Supervisor has let us relocate these). They also did not mark in our drawings that we wanted recessed showers upstairs, and we only discovered this when it was too late. But they DID mark the one downstairs! of course there are legal avenues. You've already mentioned it. Sue them. I find it odd that lawyers wouldnt be willing to take on the case, given CCT evidence and… 1 14592 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 8 2221 |
