I know this is a bit like asking how long is a piece of string, but my mum has lived in the same house for close to 40 years, and it is not worth renovating (crap plumbing, house position on block doesnt maximise yard. We (myself and my siblings) are in a position where we would be able to financially help her pay to rebuild the house (depending on cost) so that she is able to continue living comfortably if she were to ever have issues walking (she is nearly 70). I would say her property would be valued at approx $600K to $650K. A house very close to her, renovated, has just sold for $1 million, so I think it would financially make sense, just need a rough idea of cost before I approach builders. Thanks! You have not mentioned how big the current house is or what it's made of, what site access is like, soil conditions, location in Melbourne, future house to be single/double storey, type of finishes, whether you will do any landscaping yourself or not. I realised after I hit post that I should have included that info. House is brick veneer - 3 bed, 1 bath, 1 living area. I would be able to have mum live with me while new house is being built. No issues with site access, road is quite wide. I think the soil is sandy ( ~550m to the beach), so I have figured site costs would be slightly higher. I think the ballpark figures I mentioned are still probably relevant for you, with maybe the house part moving into more the 450k to 600k range. Builders will all range in price, so talk to lots of them and narrow it down to what will work best for your families needs and budget.
