We're looking to build something high end with 4 bedrooms, two storeys, nice cinema room, pool, nice garden etc. We viewed a house that is selling for around 1 million in murrumba downs that was very high end, if it's selling for that much, we assume it was built for less. Do we have any hope of building something around north lakes or murrumba downs that is really high end for our budget (land and house)? Looking or examples of land + house build with a million budget - we can probably go to 1.2 if needed. For a pool, you’re looking at around $45k minimum for fibreglass, more for concrete. Our 7m pool was $31k as a promo price, $2k for council, another 3 to concrete around it, 3 for pavers, 2.5k to lay pavers, 3k for DIY glass fencing. We have build a 5 bedroom 40sq home for $500k, however it is not high end I wouldn’t say. For another $50k or so we would have gotten a fancier staircase, big floor to ceiling tiles in wet areas, 2.7 high ceilings, square set everywhere. Then a nicer facade would have been $20k plus. So maybe $600k+ for your home at today’s prices. Add another 100 for pool and landscaping. Ours is a project home in Sydney area with a mid-range builder, if you wanted to custom build it would be more money again.
