Hubby and I are in negotiation with a builder at the moment to finalise pricing etc for a house. I am doing up a spreadsheet to try and capture as many costs as possible and thought you would all have some things to add to the list. The list is for things that are in addition to what the builder is charging based on our first proposal. So far I have come up with the following: Land Stamp Duty Minister's Consent Fee (still to get clarification on what this is) Solicitors Fees Carpets Other Flooring Curtains Interior Designer Consultation (colours) Landscaping What else is there? - Driveway - Fencing - Upgrade costs on top of the base price of home (stone benches etc) - Misc items (mailbox, clotheslines) Hope that helps - I'm sure there is more, the costs are neverending! Any extras to achieve your facade look - eg stackstone/render/timber etc floor coverings (most aren't included in house cost) window furnishings/blinds Building in remote, regional Vic We have roof, frame, walls, plumbing, electrical....but no bricks! Lights for the stairwell if a 2 storey. Blinds / Curtains IXL tastic in the bathrooms Extra towel rails remote garage door (CL wanted to charge us $900) u can get them from stratco for $250 on special! Screen door & fly screens.. A good bottle of red for when you move in... just don't have too much & spill it on your new carpet! 1st time bldrs, fussy and impatient! - All the things that you will add and upgrade along the way (glazing, roofing, insulation, flooring, appliances) - Extra power points, TV points, phone points, lights. - Toilet roll holders, towel rails etc - Concreting/paving/decks around house - Dishwasher (if not included) So many other incidentals... We got lucky - Council revalued our property after we'd demolished our old house, and before we started building the new one, so we just have the land value as our rated value for the next 2 years!
