You can see the waterproofing membrane was painted onto a loose surface with building dust & other debri. When this was brought to their attention Metricon thought it easiest just to paint new membrane over this surface in all bathrooms & laundry. Not effective because its not stuck to the floors! The way i caught them out was when the site supervisor asked me to visit the site alone and approve the waterproofing job for him. in one room I laid down on the floor and blew on the edge of the menbrane gently in a few locations easily causing it to lift. Then checked the other bathrooms. It obviously was not right so I asked them to fix it. Metricon agreed however they didn't expect myself and my private inspector from Housepect to check the job again after their 'rectification'. And again until it was correct. They were in a hurry to get the tiles down to cover it up but fortunately their admin error had delayed the delivery of the tiles. I spoke with the technical manager of the membrane company and he indicated they had experienced many problems with Metricon's waterproofing contractor. To assist them he offered to inspect the job and advise, however this request was refused by Metricon. Finally to correct the defective workmanship the membrane was removed, the floors properly cleaned and it was re applied. After this experience I engaged Houspect to investigate other aspects of the build and their inspector identified multiple other examples of defective workmanship which I, my lawyer and NSW fair trading had to battle over the next year to get fixed. My lesson from this early experience was that when Metricon say they have rectified defective work you need to check and ensure they have done it properly, not just a done a quick and dirty cover up. This learning helped me to catch them out many times later, keeping photo records of every issue. I was disappointed because one of the key reasons we had chosen Metricon to build our home was the representations of quality and attention to detail from their display homes, sales people and marketing materials. An independent inspector may help but they are not the ones pushing for the Ss to rectify the issues. They also don't pick up everything which is why your experience is a valuable help. They will get away with any thing they can. With a smaller builder they will probably declare bankruptcy and be done with it. Your lucky you have a bigger target. When I saw wood trimmings , saw dust all sweep to beside the waste pipes upstairs. I removed every bit of it myself. Because its almost guaranteed the next guy will just chuck it all into the waste pipes. LOL One thing I regret is not climb up the scaffolding and ensure every screws are not left in the 1st floor gutter. Later I checked there are a few screws on my ground floor gutter. Started with a walkthrough with our SS, which went really well. He pretty much accepted every issue we raised and marked them up to be fixed. We didn’t have to fight him on any of it. Very happy. Then the rest of the day was about getting measures/quotes for carpet, blinds/sheers and grout sealing. Finally managed to get some pics of tiling and feature walls. No mirrors installed in bathrooms yet - feature tiles will look better when they are surrounding a mirror. In my case the framer nail the yellow tongue board to the joist during frame stage. After lock up stage and before carpeting/flooring. They use TONS of 2 inch long screws to screw down the board. And it works. No creaking at all.
