My wife and I are building the Grange 29 with some modifications in Hervey Bay, Queensland.

Firstly, a big thumbs up to all of you that have shared so much valuable information in these pages about your builds. Not only do they make some great reading but are very informative and extremely helpful.

Keenly following all the Grange builds and other Coral builds.

I had been looking at floor plans for some time and always liked the Noosa and Avoca plans, but when the Grange plans were released we found that the Grange 29 with some modifications, would get us the closest to what we were ultimately looking to build.

The modifications:
· Added St Kilda façade.
· Widened garage by 240mm (1 brick) and added external door.
· Changed windows in master bedroom to 3 x 1809.
· Option ‘B’ for ensuite with standalone black/white bath.
· Extend ensuite shower by 300mm to 2000mm to create a ‘walk-in’ shower.
· Delete IT Hub and replace with modified laundry.
· Reduce width of laundry (old IT Hub) to 1720mm allocating 200mm to Family Room and Pantry. Media Room doors reduced from 2/820 to 2/720 to allow walls to remain aligned.
· Include sliding door to Pantry.
· Swap fridge location.
· Include corner-less stacker doors to Family Room.
· Remove 2 x windows in Family Room.
· Extend an area of the Family Room (3430mm) out under the eaves.
· Include standalone white bath in main bathroom.
· Added exhaust fans to Ensuite and Bathroom.
· Relocate wardrobes in Bedroom 2 and Bedroom 3 to location of old laundry (2080mm width) and create new hall linen cupboard (1130mm width).
· Increase Dining Room size by 250mm into Bedroom 2 old robe position.
· Move window to rear wall in Bedroom 3.
· Modify toilet to become a powder room by allocating half of the adjacent linen cupboard for a built-in 750mm vanity. Remainder of linen cupboard modified to become a broom cupboard.
· Removed Outdoor Living Room posts and create a single span with brick pillar.

By forgoing the IT Hub and moving the laundry, we were able to gain some very useful space in some key places without changing the size of the house footprint. We gained a larger and more functional laundry adjacent to the walk-in linen cupboard, that also keeps noise away from the rear bedrooms. We were able to increase the size of the Ensuite shower (300mm), Family Room (200mm), Dining Room (250mm), Bedroom 2 (750mm), Bedroom 3 (260mm), the Robes in both rear bedrooms (280mm) and finally the Pantry (200mm).
The Plan:

Looks great.

Some of the costs i think are reasonable, and it does quickly add up, Best to get what you want within a budget.

We basically obtained quotations on every possible wish-list option we could think of and then removed what we couldn't afford or deemed not worth the cost.
Tile selections for Bathroom, Ensuite, Powder Room and Laundry completed. Vinyl/carpet going down elsewhere.

Spent some extra $$ on the floor tile (450x450) which we have also used as a feature behind the black/white ensuite bath. Standard white 600x300 tile on the walls. Lot of waste in the quantities as well as extra charges to lay the larger tile on the wall.

Also doing some homework on vanity colours.

We are building the Grange 25 with lots of modications, Elegance with Neo-Modern kitchen. We ended up with 'E' soil and N3 wind rating which added $25000 to our build. Electrical appointment adds up quickly, we allowed $6000 and spent $7500 AND Colour Appointment added another $3500. But we are still happy with our overall spend. Hopefully, will be starting the build in about 3 weeks.
We do not have dates yet for Colour and Electrical appointments, hopefully get a phone call any day now.

Based on the information gleaned from these forums we are expecting to spend many extra $$'s at both appointments, but again it comes down to getting what you want within the budget.

I am likely following the thread for you build, but can you confirm which one it is so I can have a re-read.

We did our colour and electrical on the same day, 7 March. We got our covenant approval 22 March and signed the last form on 23 March. Our thread is https://forum.homeone.com.au/viewtopic.php?f=31&t=91042
There are so many Grange's going up now, it's exciting.
Colour and Electrical appointments now booked for 19 April 2018.

This will be interesting. Expecting to pay many $$$'s.

At our electrical appointment, Brodie suggested that we have glass powerpoints on the kitchen splashback (not too much extra). I also added a powerpoint to the back side of the island but did it in the dark colour to blend in with the Burnished wood laminate.
Colours is only as expensive as you want to make it. Remember, that you have 2 colours (including either 1 silk finish or 1 timber matt finish) for the kitchen. We chose timber matt for the bottom and then silk for the top and we had to pay extra for the top.
Don't stress too much, they are really good.
Colour Appointment:
No matter how well prepared you think you are, there always seems to be something that throws a spanner into the works, but all sorted. Just over 3 hours to complete and didn't have to change much from what we selected when we did our test run in December. We had one re-selection forced on us in the aftermath.

Electrical Appointment:
Again we were well organised for this and it was almost an enjoyable experience. Had a few dollars left over at the end so spent it on some nice to do's.

Colour variation came back after 3.5 weeks.

We now have a start date: 29 May 2018.
Great to hear the electrical appointment went well, and you didn't go over the allowance (i think that's rare here haha)

what was the re-selection they made you do? Just make sure you google the codes of the items you upgraded to make sure they are correct on the final paperwork. We had the wrong bath spout added (which was more than the one we actually wanted haha), and a missing upgraded toilet

29th of may is just around the corner, exciting times. Looking forward to watching your build

Actually we did go well over the allowances, but still within our own budget.

The re-selection was for the battens that form part of the St Kilda facade. There are now only 2 colours to choose from (a bit disappointing). Have read everything more than twice, but experience tells me that you can still miss something. That's why we pay them I think.

Well and truly looking forward to getting started. Other builds around town seem to be going well.
