The things that influence DIY are 1. How good the Design & Details Instruct/communicate the build..The same applies when Subcontracting/Building 2. I've found longevity is not for everyone...circumstances, wants and needs change (IMO every 10 years?)..e.g you might later want to roof & then need to enclose that patio/deck thereafter 3.Proper Planning always reduces costs I hope to put up some projects designs, costs, data, 3D models when time permits..stay tuned Cheers Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Projects to do after New Home Handover 4Mar 18, 2018 7:01 pm Landscaping, still have not decided on anything - alot of weed matting will be placed down to prevent dust. hopefully when build is finished I know what I want to do. flat land from what I can tell Clothes line (will be wall mounted) Letter box (from ebay) Alot of sealing to do for wooden fence, agregate driveway and out door areas Oops forgot to mention we doing the flooring, so that and sealing/protecting it as well Pantry liner and things on my protection list to ensure things last longer Re: Projects to do after New Home Handover 5Mar 18, 2018 8:13 pm StructuralBIMGuy @g33kerb0t Thanks for the reply and I had a quick look at your house build Couldn't see a site plan ie contour, orientation, landscaping, etc, these factors do influence your choice in design and materials? I have site plans with contours, etc. And a rough landscaping sketch. Just haven't uploaded them yet but will do when time permits. The builder is not doing the drive ways as their price was ridiculous. One we have the house there is a lot to do. Trades will be doing 90% of the work. We need to finish off the pool and install a 6x4.5m gazebo , 80 square meters of composite decking, 143 square meters of drive way and concrete surrounds. Planting at the back of the block to screen out neighbours, rendered block wall out the front, outdoor kitchen to be installed and then there is turf and finally finishing touches. Then there is the indoor stuff - WIR and wardrobe inserts, new office set out, epoxy flooring in garage and not much else. We let the builder deal with most things inside. House is hopefully ours mid this year and all works to be completed by Christmas. Hopefully this is not too optimistic Re: Projects to do after New Home Handover 7Mar 22, 2018 10:23 am I'd like to do something with my garage to protect the floor from spills. We will be spending a lot of time in there doing hobby stuff like: Bicycle cleaning and maintenance Airbrushing Electronics 3D Printing Oh as well as parking some cars in there I guess..... I'd love suggestions on what I can do, I don't really want to paint it or put sealer down. Thinking more of a rubber tile or something that can take cars as well as spills.. I'd love to have a go at my decking - but I think for quality and longevity, I'll get a tradie in. Ill be doing all my own window covering installing, turf, fencing and landscaping. Another DIY project id love to have a go at is to install a timber panel feature wall behind our TV's - both in the lounge and media rooms. Also - making use of our roof space - not sure how to go about putting a floor up there for storage or something. Do you do that during the build?? Re: Projects to do after New Home Handover 9Mar 22, 2018 12:35 pm Hi, As promised here is my 3D Deck Model, Optimised Data and some areas where you can DIY & Save. 1. 30.60 m2 Raised deck. Material Supply and Fix is around $300-$350/m2. 2. The greatest material cost is the decking, followed by the timber ,etc, so shop around. (see pie chart) 3. The greatest labour cost is for fixings, so where you can DIY you save on 1 labourer cost min.(see pie chart) 4. The labour costs are based on 1 tradie ($65/hr) and 1 Labourer ($35/hr) All the data comes from the 3D Bim Model and prices/rates off the internet. Please let me know if there is any further info you may require such as design, Engineering, 3D model and spreadsheet for your project. Roof storage is next! The footings/stumps sit on top of pavers, not concreted to the ground. Once I have moved in, I'll assess my desire to tackle the job. With "Buying standard off the shelf" here's my2c 1. Rarely does one size fits all. 2. Weight up the costs of alternative designs & materials 3. Often becomes PITA when it needs to modified. 4. Weigh up the data, pros & cons for 3 alternatives 5. Specific "Customised & Optimised Solutions" are often the best I have thousands of 3D Models & Details in the BIM Database that can be linked to G-Sheets and Internet Data Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Please tag me if you need assistance Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Projects to do after New Home Handover 14Mar 25, 2018 6:40 am BrentandAllison I'd like to do something with my garage to protect the floor from spills. So it got me to thinking about using attic ladders to get to the roof space, it can range from $200 to $2000 at Bunnings and from the videos it looks easy to do.. You can also even convert it into living space. But obviously seek a professional's opinion if you are unsure. Re: Projects to do after New Home Handover- Garage Roof Stor 19May 03, 2018 2:53 pm Hi I 've had a few enquiries about getting extra light weight storage area into the garage So I have detailed where to add some Structural Trusses or Beams above the ceiling joists in a pitched roof over the garage, approx 7m2, 1m max height , load 100Kgs/m2 (1KPa) max Cost wise the prices for materials Ranges from $80/m2 to $120/m2 Labour Excluded The trusses illustrated are DIY in 2 parts for easy handling and installing after handover, alternatively it's easier to get full length Proprietary Trusses up before the roof & ceiling goes in Please let me know if your require a BIM model/details for alternate truss roofs and propriety Span tables Cheers Chris Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Projects to do after New Home Handover 20May 04, 2018 1:19 pm sorry for the stupid question, but can this be done after build? 0 2020 Any advice on a builder in NSW who is demanding an extra 22000k after the house is completed and contract paid in full .Standard HIA contract.
