We would like to build a single story home and it's going to be pretty tight due to setback requirements. You can call up a town planner, give them your address and they can tell you over the phone.. Its worth the call because they can look at surrounding properties and see what other properties were allowed to doso if they were allowed to do other things you were too.. For e.g. the street I looked into all had car ports and sheds that were closer to the fence line than the standard, so you too can build closer to the fence line due your neighbours changes. But the gist is for the particular area I was looking into.. For non habitable structures e.g. Garage was 1m to the fence line (side), for habitable was 1.5m. For the front the garage had to be 6m from the front. There was a 6m from the back to living areas. Sheds can be built closer to the fence and so did car ports. Also interestingly, could build to 3 levels in a residential area! Not that I had the money to... It states that the minimum rear boundary setback is 6m for lots deeper than 25m. Side setbacks are 1m for habitable rooms and 0.75m for non habitable rooms. There are other requirements regarding the length and height of the fronting walls, so this is just to give you the general gist. In some cases side setback relaxations (e.g. Built to Boundary applications) can be obtained with the consent of the neighbouring property owner. Regardless, local plans or other codes may take precedence over the Small Lot Code, so the best course of action would be to contact Council and confirm the requirements for your particular lot i.e. don't rely on what someone on this forum tells you!
