After we started building its been going good so far.. the site supervisor is a great guy and is very approachable.. have heard similar reviews with all the builders.. I think all the ‘horror’ stories apply to every Builder.. and it just depends on your own situation. What I have learned so far is the other unexpected extra costs outside the contract price. (not from CH) Mainly the Council requirements that needs to be met ( DA consent ).. unless you want to add provison into your home loan for variations in the contract or be ready to have enough contingency funds. It did took almost 5 months. But it was lodge mid Dec last year. Assuming the construction industry closed until Feb, so yes 3 months to get the DA approved. Now I am looking for a private certifier to be the PCA - Principal Certifying Authority. The builder provide one called Accredited Building Certifiers and it cost $1322.00 ex GST for the Construction Certificate. Anyone have a recommendation for a private certifier? Re: Champion Homes 12May 31, 2019 12:13 pm hi everyone, just reading through the comments; your builder should not charge you extra if your DA goes for 8 months. As a matter of fact, your builder should incorporate all costs so you don't get charged more later. Charging a 2% fee or any additional fee is not ok at all and should not be accepted practice. If things take too long in council, and while the builder can sometimes have no control over it - you will be surprised that most of the time, the delay is because the builder has not provided all the info needed on time or didn't do proper research into your property upfront to know what reports need to be conducted. So you need to dive in a little bit and understand why the council took too long. I am not saying councils cannot be inefficient at times, but the builder also bears some responsibility most often than not. I hope this helps! Lam, Your CDC approval should not take more than 4-6 weeks (the actual process is 2 weeks exc. all administrative requirements). Sometimes builders allow it to go for longer so they can charge you more in extending your tender, so be mindful. However they do catch up on some of the costs at a later stage. It pays to pick or inform your builder (champion or otherwise) to provide you with a fixed price upfront to avoid nasty surprises. There is no specific cost to how much drop edge beam will be. Every builder has a different cost structure and depending on how much they need to "make up" in losses they made in their upfront pricing; you will get hit by 1000s if not 10s of thousands. Its super important that you compare fixed pricing comprehensive all inclusive tenders rather than opting for the cheapest option. How much did you pay champion to date? And it appears you are correct, this is a terrible practice in order to get more money. I called them on it but they refer you to the contract that you signed so you are stuck. It’s baffling that they do all the preparations before construction and have all these reports, they shouldn’t charge you this after they’ve poured the concrete. So sour after they sent me that variation but you learn from everything. Next time just a fixed price contract or move on to a different builder. But apart from that, the build with them is going very well. A lot of people wouldn't have bought if it was 10k or 15k more expensive. They would still go through the hassle and take the cheapest option just because it looks cheap on paper. It's incredible. What happens is they get you to get emotionally attached to one of their top of the range upgrade display homes and then get you to pay the 25k deposit and sign the tender and then the contract. From this point on is where your experience becomes very frustrating. Firstly they never tell you about council costs that are about 16k, storm water drain costs which we paid about 30k for application fees to Sydney water, drawings for new storm water drains for our build and labour costs, plus a 25 percent markup that our builder puts on all variations or any additional work.A common thing you will notice on their contract is the amount of work that you would expect to be in the contract price which is not and is clearly stated in the contract that " no allowance has been made" for such works in the tender which you will end up having to pay for. We have already spent an additional 120k on top of the contract price because we were never informed by our builder"s salesman about all these extra costs and I think it is very deceitful trading. They dont tell you and as soon as you sign the contract, your bank account is wide open for them to stick their hands into in whanever they can with so many hidden costs that will cause you major stress and sleepless nights. If you read a positive review it must be by those customers who have access to a million plus dollars and who dont have to worry too much about paying all these hidden costs. I think this experience will be the same with all builders because they know they can stich you real good after you sign the contract. If you going to build with any builder and you are a normal.person like me who does not have access to a million plus dollars from your lender then you need to very careful and be sure you have at least 150k extra for your build or you will come close to having a break down and a very terrible experience. I feel for all you guys who have yet to build or are already trapped by the very deceitful building industry. It is better to go for builder that quote price for the whole work, only government fee is all you need to pay. I went for this and find it much better than volume builder like ones with display home, Their running cost is high so they very desperate to mislead customer to get them.
