Browse Forums Building A New House Re: Our Bordeaux 56 Build in Sydney 21Mar 22, 2018 10:19 pm Hi Nguyen, the $892,553 includes all the upgrades that we wanted. The base price was around $640K. The upgrades we have are still far from what is in the display home. It would have been over $1.2M if we opted for all the display home upgrades. For example, even the main door handle was also not included in Sydney Bordeaux. Metricon wanted to charge us $5K for that door handle so we asked to go with a standard handle from their Studio M, rather than match the display home handle. We were never informed that even the handle won’t be included as we were always assured that the door will be exactly like the display home, as that is a special Bordeaux door, but they started singing a different tune when we got to the Studio M stage. Even the original Metricon sales agent seemed surprised when I mentioned this to her. Just a heads up so that you are not disappointed later. May be you could convince your agent to throw this in. There are LOTS of pricey upgrades, some which we opted for and others that we didn’t. We didn’t take the Hebel powerfloor (which was another $35K or more). Instead we got better insulation between the two floors. We opted for double glazing of all door and windows, which was super expensive. We also upgraded the carpet and inlay. And we went with really beautiful porcelain tiles. Plus we did quite a few upgrades in the kitchen (the selected Caesar stone, waterfall edge, etc. We also got quite a few rooms modified to suit us, which added to the cost. We had to get 9,000 litre storm water tank as per council requirement. There was additional cost to get these as slimline so that we have some access space on the side. Even the cornices and skirtings add up quite a bit. We went with the upgraded ones downstairs and standard ones upstairs. We also opted for a few feature walls, but these were relatively inexpensive compared to the other upgrades. We actually saw Metricon Bordeaux display home in Balwyn (Melbourne) before we bought the land. So we ensured that land was big enough to fit the Bordeaux 56 before we bought it. Plus we needed two master bedrooms - one for my parents and one for us - so we had to customise one of the bedrooms on first floor to get ensuite and large WIR. Metricon is charging us almost $900K for the build ($892,553). And the 700square metre land was another $950K. We ended up paying a premium price for the land as this was the only one we could find with the length to fit this Bordeaux Hi rajat which suburb you are building? is this a new suburb in Sydney? 700 is a good land size. That included the spiral staircase (58k), Hebel floor (24k), balcony (30k), changes to floor plan (15k) and heaps more. Yeah our consultant is pushing to put an authority through for the display door to be included as standard in our build. Hopefully it goes through! Ours does not have a spiral staircase, as that is the Bordeaux56A plan rather than the original Bordeaux56 plan. The plan with the spiral staircase also has a different layout upstairs. As the spiral staircase is in the middle of the house, upstairs layout is quite distinct. Re: Our Bordeaux 56 Build in Sydney 27Apr 13, 2018 9:27 pm Nice choice of house design. Nguyen you'll be doing really well if m decides to give you the door for free. They cost 7k. Dont forget to check that they install the enviroseal entry door frame. They seem to miss this on every Bordeaux I've seen except for the Balwyn display home. There was nothing last week (except lots of materials sitting on the slab) and we found this erected frame today. Hello Bridgettelynette1! Part of the delay was due to the pending registration of land. The lots were up for sale even before the subdivision and registration was complete. We had to be one of the first ones in to get the ideal land size to fit Bordeaux. So we bought the lot while it was still being subdivided. The registration took a long time. After the registration, we also had to go back and forth a lot with Metricon. We also made quite a few changes to the Bordeaux, because we wanted two Master Bedrooms. So there was a lot of back-and-forth because of that. We were also inexperienced so we weren’t sure how much each item will cost initially, so we had to go back and amend a few items to reduce price where possible. LOT of the items shown in the display home are not included. Don’t assume anything. The council also came back and told us that we cannot have the large windows in the rompus/living area upstairs, which are the main feature of the Bordeaux Display home. This is apparently standard where you have a neighbouring house, for privacy reasons. But it took us some time to reconcile with this. (If you want the balcony or large windows in the living area upstairs then you need a corner block, but then the setbacks are larger) Finally, some of the Studio M consultants also took quite some to revert with initial quotations. Everytime we requested an alternate quotation to reduce price, we again had to wait for them to requote it. This may be standard, but we are new at this so we don’t have much to compare against. Windows were installed installed some time back, but now the front door is finally installed. Waterproofing in the wet areas is done and the tiling has started. The scaffolding was being removed yesterday.
