Browse Forums Building A New House 1 Mar 04, 2018 9:06 pm Hi all, I am of building a 39 square, double story, house on 450 sqm block which I own in MacArthur Heights, campbelltown NSW. Considering following: 1. building a 5 beds, 3 baths, double garage. 2. double story. 3. The land is in an R3 zone. My questions are: 1. Is this land too small to build 39 Square house on 450 sqm block, 2. Would council approve to build the house 3. I have discussed with one of the builder about the floor ratios that would be allowed, which has made me double minded as some are saying that it would be allowed and others saying it wont be. Could someone please provide the floor ratio area for MacArthur heights 2018. 4. Also does a private certifiiyar approve to build the house I am thinking about. Thanks in advance. So no private certifier will do that, you may get more from Council controls, but i doubt it, controls are maximums, there are other things that come into play, setbacks, private open space etc that may affect how much building you can get on any given block. R3 zone may not have fsr contols but that does not mean its unlimited. We were told by our builder that our house would be too big to safisfy the CDC requirements for the gross floor area but will be going to Council with our plans soon. Our next door neighbour is building a house over 40 squares on a 450sqm block, so it is indeed possible as long as you satisfy the Council requirements. The thing I found is that there is the gross floor area/floor space ratio and site coverage ratio. CDC will not give you approval, council is your best and only bet. Speak to various builders on the set backs and plan accordingly. Private architects in that area can give you better plans. Unless the room is for storage then it's non compliant BCA V2 2019 S3 P3.8 You have 2 options 1.
