Browse Forums Building A New House 1 Mar 03, 2018 12:06 pm Hi All, Looking for some clarification from a Melbourne Surveyor or expert in Building Permits. Do plans require a balcony to have drainage/fall marked on them in order for a Building Permit to be issued? Balcony has a roof, open end and is approx 5m x 3m. Any help would be appreciated. TIA Re: Building Permit - Balcony Drainage 3Mar 03, 2018 9:26 pm My builder actually used a Surveyor, not through Council. Re: Building Permit - Balcony Drainage 4Mar 04, 2018 8:51 am marjencait It is highly recommended but not enforceable. I have some more questions Is it on the weather side?..will you be putting up pot planters, etc? BTW, the designer should have gone through this with you and Unfortunately builders do tend to leave important detail considerations off the plans. that is why it is important to get advice before you sign off.. OT Surveyors only deal with basic code compliance and that is if it's in the codes, regarding long term structural Implications then you should talk to a structural engineer ( the Councils Surveyors will advice you to do that!). During the build they realised the fall had been forgotten, attempted to rectify and itโs been done incorrectly. Was first trying to establish if permits were allowed to be issued with it not being on the plans. ๐ Re: Building Permit - Balcony Drainage 6Mar 04, 2018 11:19 am marjencait thanks, then there is a high potential for future issues Here is what I recommend you must do 1.Take photos of all main structural element during the build..even if they aren't included on the drawing details 2. Have them checked by an engineer. OT "Better safe than sorry... " I view hundreds of photos a week LOL, no skin off my back to look at another please post or leave a PM or tag me in 3.Notify the builder of non-compliance and potential issues 4.Keep Records, Emails & Photos (I can assure you they will be used along with Calculations/Simulations in the event of future problems) 4. Make sure you have a Full set of Building & Engineering drawings 5. Up date and monitor (look for cracking, deflections, material degradation, etc ) and do a final check before Structural Warranty period ends.hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs No, not yet. But thinking to do a multipurpose lounge with balcony (kind of sunroom) in first floor… 0 4763 Well you won't get cooked by the afternoon sun when sitting out on the balcony on a summers afternoon but you won't have much to look at besides the neighbours… 4 3748 |
