My custom design house is pretty much copied of the plans from that website, main living areas to the north and east and bedrooms along east and south. Top floor middle bedroom may get hot, if i interpreted correctly that has a west facing window so may need longer eaves or a some sort of shading device. The bedrooms are on the east, master to the south because of views and bathrooms on the west. Unfortunately we’re south facing rear so have put rumpus to the north for winter sun. Thanks! Re: Floorplan feedback please! 4Mar 04, 2018 6:27 pm Yeah, great website, we have two lIving areas one has a northerly aspect and the second south facing, I call it the summer room if the other one gets too hot going for passive heating and cooling design first before deciding on mechanical heating and cooling. Time will tell. Re: Floorplan feedback please! 5Mar 04, 2018 8:02 pm Nice plan - I've had a look over and there's not much I can find to fault with it. A north-to-front block is the hardest to design for, but I think you've done well within your restrictions, and I quite like what you've got there. One minor suggestion re the upstairs bathroom layout - having the shower behind the opening door can be a real pain (you end up with a door clash) - in theory it shouldn't mater much, but it seems to be much worse in practice (we currently have this arrangement and it can be awkward at times). You might consider switching the bathtub and the shower, or even the shower and the toilet - it's possible to have a window in a shower (although that might not be to your taste), or to maybe change the window arrangement. I did find it a little difficult to work out some of your loading lines, though - might it be possible to align the eastern and western walls at the northern end with their lower counterparts (guest room and garage)? I appreciate that you mightn't be able to do this for setback/overshadowing, or might not want to for dressing reasons, but depending on your construction materials as it is might might require structural steel which might otherwise be avoided. But - as I say - it looks good. One idea - don't exclude top range Synthetic grass for back area - especially around pool. It looks awesome and can handle a reasonable traffic flow. Simple to maintain and 10 years lifespan. Try to find the 4 metre wide - it looks better. I wouldn't go the cheap and nasty stuff though ... Everyone has tiles/pavers - which are nice - but I love our synthetic grass - so does the dog. Just for the look - if nothing else. If you are using a design app then make sure it works in 3D, you might want to try Sketchup 3D stairs, and if you see a configuration you like reach out for the 3D (BIM Data) Construction & Engineering Details/Drawings. Here's the details for the Spiral Staircase example OT what you want to avoid is going to site/Construction with details that can't be build because 1. It delays Construction 2. I like a "landing" half way up - and wide "slats/steps". Why can't they be built SBG ? I've seen stairs like this. I'd never get a spiral staircase - might look "trendy" but you want something for now and the future. Easy to access - and easy to use. For old and young. Style isn't everything imo. Apologies for the confusion regarding the stairs - this is a rough mock up in Magicplan to show layout of rooms and furniture and does not show the exact structure of the stairs. They are straight forward stairs with a landing halfway. Thanks everyone!
