I am looking forward to build my first home as the land is expected to be titled in Q3-Q4 2018 ( in about 8 -10 months). It is of the dimension 14m width * 32m length. Looking to build a single-storey house around 25 Squares to 29 Squares area meeting my requirements, which include, 4 Bedrooms, Theater room, alfresco. Also, prefer to have a lounge at the entrance. It would be great if you could suggest, 1) builder and the base/standard inclusion prices for this range. 2) any specific house plan that you would have already come across meeting the above criteria.( good to utilize complete width of the plot and less long length wise ) Thanks in advance Shi Re: Suggestion requested for builder / plan / price ( 14 M * 2Feb 27, 2018 10:13 am Hi Shi, Welcome! Your best bet is to research different builders floor plans. Everyone likes different things and designs. Most builders have their floor plans on their websites. For example, I'm currently building a 25sq home on a 14x30 block with Simonds. It doesn't include alfresco or theater room therefore doesn't meet what you're after. Quite often a rough indication of pricing are on builders websites also. That being said, those prices are usually not even close to what it will actually cost you as there is a lot to consider. Visiting display homes over the weekends is also a great way to get a feel for what you're after. This forum provides all sorts of reviews on builders and is much more honest than other review websites, and also provides some great stories on peoples build experiences from start to finish with various builders. It is a lot of reading a research however it's a large investment so is definitely worth it. Hope that helps. Some builders don't have base prices on their website. www.ibuildnew.com.au is a good resource too. I was a little bit stubborn and refused to look at builders who don't list a base price on their website. As such, I have gone with Fairhaven Homes and they have been pretty transparent so far. For a rough idea, I'm building a 19sq home, the base price at the time was around $168,000 and the final cost will (hopefully) be around $200,000. I looked at lots and lots of plans. You have a sort of wish list which is great. Don't be afraid to push and ask a lot of questions. And don't part with your deposit until you have a fair idea of what the costs of the house are going to be. You have plenty of time. Some will try and get you to commit saying this package is going to end yada yada. But because your land hasn't titled yet. You can run into penalties if you sign up to early and your land gets delayed and then the builder will charge you so much each month to keep the price (which is fair enough) they are there to make money. To use the old cliche but it runs true. Devil is in the details. Also site costs can vary between builders too. Also the display homes are highly upgraded. I think I spent about 43K on top of base price, that included driveway and fencing. Read through some of the threads. I did a lot of that.
