Browse Forums Building A New House Re: Miami 31- Brighton Homes- Northern Gold Coast 22Mar 21, 2018 7:05 am symone That's forever, where are you selling? In our area? Gainsborough Greens. It’s seriously been the most stressful situation of my life 😣 :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 23Mar 21, 2018 7:23 am That's right...I remember now. Over here at Upper Coomera houses have been selling so quickly, we will start talking to REAs after Easter. Maybe we should have started earlier. Have never sold a house before, hopefully it isn't as stressful as yours. Fingers crossed its all systems go after the extension. I bet you can't wait for it all just to go unconditional... Miami 31- Brighton Homes- Northern Gold Coast 24Mar 21, 2018 7:47 am kailie86 Tribe7 Great news your valuation has been done Kailie . Fingers crossed for a good soil test, it will depend on the amount of fill you have on your block too. Oh nice your up at Stone Creek, we where at Huntington, Symone my girlfriend lives in WillyWag Tail St, such a pretty estate. In regards to Pools I’ll vote for fibreglass only because it’s not as rough as pebble crete on the kids skin. We have 0 fill so that’s a good thing.... a fair bit of shale/rock though so will see how it goes. It’s always 1 step forward 2 back for us. Our current house was meant to go unconditional tomorrow but got word today that the buyers need another 14 days for finance because of a mishap with identification and needing documents from births/deaths/marriages. Ahhh after 5 months on the market, 3 agents and 1 collapsed contract we just want it over with already so we can move on with the new build How’s things going with your block Tribe? Out of council yet? That’s great you have 0 fill, the shale rock shouldn’t be a problem at all. Oh gosh that’s a lot of stress with your house sale, fingers crossed the extra time they need will get them all verified with the bank and you can go unconditional. What’s your settlement like? When we sold our house we picked an agent and gosh it was a mistake. She was useless and that’s putting it politely. Didn’t even show up to her own open homes!!! I removed the listing from the market and waited out the remaining 90 day contract with her (it would of been my luck she fluke sold it on the last day and I couldn’t bring myself to pay her for such a rubbish job) I then listed the house myself and sold it through for sale by owner, the house sold in 2 months for what we wanted with zero commission. Gosh it’s stressful though, selling houses is a nail biting experience. We picked a block on Coomera Springs Blvd as the road is wider than on some of those back streets. Willie Wagtail isn't too far from us, just a few streets over. Is it bad that I don't even know what soil type we have Re: Miami 31- Brighton Homes- Northern Gold Coast 26Mar 21, 2018 12:28 pm kailie86 Tribe7 Great news your valuation has been done Kailie . Out of council yet? Where is your house that you are selling? Our current house is in Gainsborough Greens in Pimpama. Latest on the sale is that they now want to recind the contract and issue a new one only under 1 name instead of 2. Just waiting on some confirmation from our solicitors that they’ll be able to get the loan with only 1 applicant. Gosh it’s stressful!!!! And on my birthday 😖😖. Hate that it’s going to hold everything with the build up. We’re set to sign the HIA contract with the builder on the 16th april. Can’t do that until after settlement on current house 😣 Thankfully if we ever get to settlement it should be fairly quick and the buyers are keen to rent back to us which is why we’re sticking with it. Gosh I just want it sorted already! :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 28Mar 21, 2018 1:43 pm Tribe7 kailie86 Tribe7 Great news your valuation has been done Kailie . Gosh it’s stressful though, selling houses is a nail biting experience. Tribe, our last agent had the listing for 4 months, before he randomly left and didn’t even say anything. We got a new agent from their office and she got us an offer (not what we wanted) but we accepted just to get it over with. They ended up having to pull out so we resigned with a new agent and within the first week had 3 offers and ended up getting what we wanted. Hoping like crazy the solicitors can sort it all out 😣. Not paying commission has a nice ring to it!! Maybe we should have tried that 😂 :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 30Mar 21, 2018 2:26 pm Oh ok not building far away then? We not long sold in Coomer Retreat and snagged a 1000m block around the corner otherwise we would have looked over there. Love your plans, what an amazing house that will be! We drove past your estate today, looks so pretty in there! Re: Miami 31- Brighton Homes- Northern Gold Coast 33Mar 24, 2018 10:14 pm Thanks 😊 We can’t wait to get the ball rolling.... if we ever get the current place sold that is 🤣 :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 35Mar 25, 2018 8:31 pm Tribe7 How are you getting on the with sale of your house Kailie? Soil testing happening this week? I hope so. We've been told by the developer that testing can happen from tomorrow and we've forwarded that information to Brighton so will wait and see what happens. We have our plan presentation tomorrow at 3, so will ask then what's happening. My goodness, the sale of our house is a whole other story though So after asking for the extension on finance due to the issues with their identification on Tuesday we then got another email on Wednesday asking to rescind the contract and reinstate it in just the husband's name (the ID issues were to do with the wife). We then asked for further clarification on whether the loan was likely to be approved with just 1 party applying. Apparently it was just the husband's income that the pre approval was based upon anyway. So on Thursday we agreed to an extension until Tuesday 3rd April and had our solicitors draw up the new contracts. What a drama!! If finance falls over after all this hassle we will be totally devastated! :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 36Mar 25, 2018 8:52 pm Oh yikes that’s a seriously stressful few weeks you have. I don’t understand how people can fluff around like this and not forfill their contract requirements. Well I’m crossing everything for you that it goes smoothly and you can breathe easy. Oh that’s exciting you have your presentation tomorrow, have you got your colours booked in as yet? Yes, colours next Thursday and then electrical and contract signing on the 16th.... provided our house is unconditional by then. Having a super hard time trying to decide on finishes for the bathrooms. We’ve basically chosen our flooring and know the colours we want on the facade/kitchen but we just can’t find bathrooms we like. We spent last weekend looking in all the of the Rochedale displays but nothing really stood out to us. The rest of the house is grey and white with touches of black so you’d think it would be pretty simple 😂 :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 38Mar 25, 2018 9:37 pm Bring on the 3rd of April, it’s just over a week but feels like a damn century. Oh that’s really exciting, bring on colours that’s a really fun day. Bathrooms can be super hard, we went with streaky teak last time and it looked lovely in our monochrome bathrooms, this time we have gone black. What colour floor tile are you planning on using in the bathrooms? Did you go to the giant stylemaster house with the sunken family area over looking the pool? Holy cow that’s one amazing home. I know it’s really damn hard to pick the colours, it should be easy but doesn’t mean it will be , I sweated my tile selection for weeks, even my eldest daughter was ready to choke me . I’m nervous about having a black kitchen as it’s a bit daring but it should look amazing (it does in my mind ) Re: Miami 31- Brighton Homes- Northern Gold Coast 39Mar 25, 2018 9:48 pm A black kitchen would be amazing! We’re going the opposite and all white. We’re having grey oak laminate throughout the rest of the house but I literally have no idea for the bathrooms, tile selection may just be the death of me 😂 Just spotted your mosaics on your thread and holy amazing!!! We’re keen to do a mosaic splashback for the small area on the side walls (the rest is window) however they won’t be as amazing as the ones you’ve pinned. May also do mosaics as a feature in the bathroom niches. Yes we went into that amazing Stylemaster one!!!! Just the staircase alone is incredible. I said to the husband that I’d live in a 2-story place if it looked like that 😂😂 :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 40Mar 29, 2018 4:15 pm Just received formal approval on the land 💃🏼🎉 Nice way to begin the school holidays 😊 Hopefully the current house goes unconditional next week and then it will be all systems go for the build 😁 :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Hi, I am wondering if anyone has built with Montgomery in the last few years on the Northern Beaches?
