Building Clarendon Sheridan 34 with Rumpus and Alfresco in K

Hi,

I am new to this forum as we decided to build our dream home in North Kellyville.

This is the first time we are building a new home in Australia and looks like its a long and stressful process. Since we gave 5% deposit we don't have any option to go back.

I have seen so many helping suggestions in the process throughout the process in this forum. So we expect this forum will help us for our questions which builders will not give proper answers.

We have decided to go with Sheridan 34 with Rumpus and Alfresco option. Since we are big fans of balcony we have selected Gallery facade (Even it is ridiculous price we thought we are getting more useful space ground floor(sitting area) and decent balcony space and above we log).

We are having color selection on next week and need some tips to cut the cost wherever possible.

We are looking for modern design items with affordable options. So it will be really great if you can advise us to the right path based on your experience in building.

1. We want Calacatta 40mm benchtop with waterfall but we know it is very expensive option. Is there any other alternate with the same look and feel and reliable option?

2. Planning to have a printed glass splashback, normal colored glass splashback or this calcacatta marble look splashback.

3. Since our staircase is in the middle of the house and no chance for any window we are planning to put a sky light (fixed or with solar power)

4. Porcelain Tile Floor with 600*600 with less edges, timber look tiles or good quality Laminate

5. Large wall tiles with neutral colour and small decorative tiles in showers and bathroom walls. (Is the full height tiling is required in the bathrooms? We are planning full height tiling for shower area.)

6. Concrete roof tiles or Terracotta tiles. (we have offer of $2500 for terracotta with the sales package for the double story house. Is it worth upgrading?)

7. Thinking about glass rails for staircase and balcony. Please give us some idea about price and any cheap and reliable option with the same look and feel.

8. Since our ground floor is 2.75m and first floor 2.6m ceiling height we are planning to have fans in most of the rooms and planning to have more zones for inverter type ducted airconditioning.

9. Still not sure to go with grill and stove design in one cooktop or separate ones.

10.Since we have agreed for full brick external wall we are planning to have better quality brick like choc tan smooth brick on front facade and matching Gravel brick on the side and back walls.

11. Looking for the good option for windows frame and curtains.

12. Currently included the double coat paint in interiors..do we need to go or triple coat paint in interior option?

13. kitchen shelves with two glass see through cupboards and others with glossy clean white soft close doors.

14. Under-mount sink on bench top with proper mixer.

15. Good stainless steel Rangehood is also included in our package
