We are now coming to the end of week 9. Bricks were completed yesterday, these took a fair while due to all the rain we have been getting but I am so so happy with how they look and they have done a fantastic job with them. Plastering and cornices are all done, with all the rain we had some of this got into the house so I was fairly worried about that but luckily it doesn't seem to have done any damage. Will post some pics of that (prob in a different post). Cabinetry is mostly in, I didn't get to have a full look at it all yesterday as there was still some workers on site, hoping to have a proper play around in the next few days . Cannot wait to see everything come together colour wise. It looked like they were getting ready to get the garage door on as well. I assume lock up is imminent. We were told tiles should start this week too but we have yet to hear about meeting the Tiler on site so not sure that will happen as yet. I am always at site in the late avo so can never get a good shot of the front due to the sun. Surprisingly, as far as we can see it has done no lasting damage. Because there was a decent gap between the plasterboard and the floor, the water has gone under it without really touching it. The main area I was concerned about was the main bathroom, but it seems to be ok. You can see why the brickies were slowed down though . No wonder the brickie had to stop the poor buggers had to wrangle your moat to get to the house. Love the bricks with the off white mortar, well done on sorting that one . Mmmmm that water inside isn’t ideal, see in the bathrooms where it’s has soaked up the aquachek/villaboard sheets? They really shouldn’t get wet they can warp, peel and rot. Talk to your SS, I’m not sure if they are ok once they have dried out again? Or if they can’t get wet full stop? Worth asking. I worry about that as well with the rear of my house build as we don't have drainage (just natural run off) and not keen to see water pooling. The other thing i worry about, is my house is at the back of a court where apart from my build, there is only one other house a few blocks away thats being built (so no one living close by) and near the road entry of the stage we built in, there was a recent break into a house at lock-up stage.... I'm even considering getting a remote/solar powered security camera.... Yea the wet weather really sucks!! Especially when it holds things up. Luckily for us it drains pretty quickly. In terms of break ins the good news is if that does happen all items provided by the builder are covered by the builder. So as long as you don't have owner supplied items on site it's not up to you to cover costs. We are owner supplying alot of our electrical stuff and have already been told it is not covered by the builders insurance so will only be dropping that off when they need it for that reason. Obviously it can mean delays but hopefully it's not an issue you will have to face. That being said, we think the hoses for our hstp have been stolen, will be interesting to see who has to cover that cost as they should not have been left there this early. We have had no trades on site now for over a week not sure what is happening but will be contacting ss over the next few days. I'm guessing the tiler is delayed on another job. However hubby was out on site late Thursday and we have again had water in the main bathroom. Not 100% sure where it has come from but my guess is it has come up from the floor drain during rainy weather. We sent photos to the ss and he said he would send a plumber out asap but we have not heard anything back yet. When I inspected it the next day it looks like the base of the vanity unit has had some water damage :/ will be interesting to see what happens there. As suspected tilers have been held up on another job but should be starting this week aparently. In regards to the water, he reckons our down pipes have been connected to hstp, so with the rain all the water was coming back up through the drain. I'm definitely no expert here but I am assuming that is not what is meant to happen? He also says the vanity is all good, I disagree so will hit him up over that when we do a site meet some stage soon. So the next week or so should be interesting. Really keen to see tiling start. Still waiting on tilers. Most of the stone benches went in at the start of the week, so was great to see that happen but that was literally the only thing all week. Getting a little bit frustrated now. Still no meeting on site with the ss either as we were trying to do that at the same time as the tiles but it doesn't look like that will work out. So still just waiting and hoping that we see tiles happen this coming week. I hope it’s all going well for you Re: Our Stylemaster Baybreeze 27 view BP 54May 29, 2018 7:14 pm The tiler started last Monday but due to the Telstra outage he couldn't get in contact. So I meet him on site on Tuesday avo. By then he had already laid the entry way, study and some of the main area tiles. By Friday afternoon all of the main flooring had been completed. So so stoked with how the floor tiles look even though they are still dirty. It is exactly the look I was after (but the wood look tile planks were just not in the budget). Was out at site today, they have started on wet area tiles, plus the skirting to tile areas has been done. Will get photos of wet areas once completed. Hoping painting etc will start next week. It is so good to see progress happening again. Feeling impatient for it all to be done now. Will try to update as accurately as I can. So we got locked out not long after I last posted which has been a bit of a downer. Most of the time we were able to still get in due to doors being left open etc untill after the tiles were fully completed. After that they have been keeping it locked up tight. I guess that's a good thing but it is seriously frustrating as we are rarely able to get there when trades are actually there. We feel a bit like stalkers looking through the windows Since I last updated all the painting has been completed, electrical and plumbing fit offs have been done, all basins tap wear etc are in, shelving done, doors etc are on, fly screens are on. Carpets was laid in the last day or so and outside site clean has been done. We have been given a PCI date of July 12th (so 10 days from now) and then a handover date of the 20th!! As far as we can see there is very little left to do. There are some windows that will need infills, the gas needs to be installed, a door handle or two that needs to be put on but not a whole lot else. Here are some photos I took in the middle of electrical. The builder has covered the main area tiles due to all the red dirt as he didn't want it staining. That damn red dirt gets everywhere Getting seriously excited for PCI now as I just want to see how it all looks together. That and ofcourse to be out of the mother in laws house and back in our own place!!! Makes that side cut look a lot less severe and the rest of the house just seem better without all the slab exposed. We had asked for the pendant lights to be dropped a bit lower but that wasn't done. Will see if we can arrange that to be done after handover. Not even sure it can be done or if that is just how they are? What ended up happening with the water damage? I am prelim stage with Stylemaster and interested to know how they dealt with it. Any advice you could give? Would you build with them again?
