Browse Forums Building A New House 1 Feb 19, 2018 7:18 pm Hi everyone, My partner and I are looking to build in WA, on a battleaxe block, and have designed this plan ourselves. As we don't have a lot of experience in home design, most of the measurements for room, sinks etc are based off of recommendations and measurements we think feel comfortable, so if you see anything off let us know! We're wondering if anyone can see any issues with the design, or if anyone can recommend any improvements? A few things to note: The driveway runs to the left of the garage to the street. We're at our limits for increasing the size of the house (6m clearance for driveway, 1.5 around side and back). The left sde wall is build on the boundary, but will be approved by neighbour. House faces north, which is why the master and lounge/living are at the front. No back yard, just the front. We're not sure if the pantry is too big (some people say 25cm shelves are okay, other 50cm+) The block is on a slope and is designed to accommodate this (driveway/front yard is lower than house) Thank you for any feedback or ideas. A few things maybe worth considering- skylights, I think with a covered Alfresco facing north the house may end up a bit dark especially in the hallways. I wish we’d put a skylight in the middle of our house. You could move the kitchen forward a metre or so as there’s plenty of space between the breakfast bar and dining table, then put your laundry behind the kitchen (walk through from pantry). That way you could make the study in to a bedroom so that the house is worth more for resale and maybe room for walk ins in the bedrooms. Also might be more practical to have the laundry internal door past the linen cupboard. If you put hinged doors on the home theatre instead of sliding you can insulate the walls for soundproofing. We'd prefer it to be square (as it feels a bit deep), but we'd be left with an awkward gap, probably too small/narrow for a garage cupboard. This might be a bit deep and narrow. I assume you’ll have a window somewhere on the external wall? The shower area might not get much light unless you have a skylight above (which would be lovely actually!). But if the dimensions are an issue, you could turn the bath 90deg to be lengthwise against the garage wall, have the shower next to it and a clear screen between the shower and vanity. That would mean the bath gets wet every time someone has a shower, but some people don’t mind that! Then if you don’t want a garage cupboard, you could deepen your linen to a walk in. Thank you Skylights for sure! We're already thinking of having one in the bathroom, and maybe 2 in the hallways (cost permitting), otherwise those spaces will be too dark. I've tried putting the laundry behind the kitchen, but as there just isn't enough space. The breakfast bar is 1.2 meters to the dining table, and pushing the kitchen out breaks the flow along the hallway The laundry cupboards will just be for brooms/general storage, as we'll have the lines in the hall near the bedrooms But I appreciate the idea (I've seen houses where they've pushed back the laundry door, and it does looks good!) Ahh, forgot the say, the sliding doors are outside the wall in the theatre. This is to save a bit of money and avoid costly repairs if the door breaks/jams in the cavity. Hopefully these doors will insulate the sound enough... maybe a hallway door would be good! It does feel a bit off. We will have a skylight for sure (the bathroom is built on a boundary wall, so no windows unfortunately). I think we'll adjust the bathroom, to have the shower as you walk in, the bath staying where it is and placing the sink next to the bath (sharing a wall with the garage).
