Browse Forums Building A New House 1 Feb 18, 2018 9:02 am Hi all, glad to be a part of this site as Ive already read a lot of things that I wasn't even thinking about! We are building a Metricon Delta 24 in Mandalay, Beveridge as per the title, a young family of 4! I do have a question hopefully someone could answer, We are near the contract signing stage, Is there somethings that I should be weary about? any that might have slipped my eyes? When the build starts besides the bank repayments what costs am I up with? just asking now so I can prepare. thanks all! looking forward to document the build here! =) Re: Beveridge, Delta 24 - 1st home buyers! 2Feb 18, 2018 10:12 am Just make sure your read your contract a couple of times and that you understand it. Also cross check everything in your plans, specifications to make sure its all in there. Also look up on the penalties, and make sure your happy with the stage payments (and that your bank is happy) because some builders use different variations of it i.e they like to front load it and not all banks are happy with that approach. Is there anything in particular that your not sure of in the contract? Re: Beveridge, Delta 24 - 1st home buyers! 3Feb 18, 2018 10:26 am Hi Sarah! im more worried about the building costs! someone has told us that there are council fees as soon as you build? I just don't want to be caught out. Im reading your blog / post about your build! very nice looking plans! just a question, who ordered your soil tests? was it your builder? independent or the developer? I have read in the contract that a different soil class will be at a cost yet again! Re: Beveridge, Delta 24 - 1st home buyers! 4Feb 18, 2018 10:32 am Depends on your council. We had to pay $1150 to Ballarat City Council for the Community Contribution Levy. If you don't pay it, they don't issue your building permit. The builder order the soil tests for us. For us it was included in the specifications that came with the base house price under site works/services. Thanks for your compliment about the house plan. But all credit goes to the builder as its their stock standard house plan. I didn't change anything except for allowing for the entrance to the ensuite to go through wir rather than off the master bedroom. I tried to change too much on Build 1 contract and it didn't value up. So went back and decided to pick a plan and to minimal changes and have a few little nice things. Most people think that the Build 2 plan is better. So I am happy. I would be happy with any type of new house. We did consider the Delta plan from Metricon. But decided to go with a local builder as the pricing and what we could get in the house for the $$ stacked up better. Hello All 🙂 We are planning to start our journey of construction our first home.
