First floor remains 2.4 ( not sage for ceiling fan light) The House is 9 feet ( old standard - around 2.73M) I am thinking about to upgrade ground floor to 2.7m, and first floor to 2.59 if the price is reasonable. Re: KDR - Allcastle Homes Grandworth 45 MK2 222Apr 15, 2019 11:27 am at a minimum i would do 2.59 first floor, we find ground at 2.59 is enough for us, but you need to remember it might eat into the total height of the building not sure about ryde, but blacktown council we had to spend additional time for DA if wanted 2.59 on both floors. we are ok with 2.4 on the first floor, as we are not doing ceiling fans. full tile up and downstairs and cross breeze. You should have the option to get the higher ground floor ceiling as part of the package or 12 months price guarantee tender instead of 6. They aren’t flexible to move this hence we got a massive shock but got it quoted as that’s what we wanted . We didn’t proceed in the end but will revire in a few years time and see if we still want to proceed . The ultra pack is worth the upgrade .. but not sure what they are including now . My exp is simple , we got all the upgrades and it is still cheaper than clarendons package . By the way guys, got my flood level report yesterday! only took Ryde Council 4 working days, but outlook filtered it as junk mail....thus I just find it this morning.... eww.... We will probably receive our tender this weekend. wish we won't receive a high site cost bill..... Bao Not quite sure about her, as most of us deals with David in Kellyville, he works in this industry over 30 years, very familiar with most council/CDC requirements. Clareton’s review is nearly 5 stars in product reviews, which makes me quite suspicious, as from my own experience with them, I don’t like their sales’ arrogance at all. It is also hard to say Allcastle is better than Clareton, as no one is perfect, just choose the one you like, choose the design perfectly match your lot, choose the addition you like or even do it later, and use houspect to inspect for you as they are more professional than us, then you will get your dream house ! Glad to see that the last bad review was 2 years ago. Which incidentally allcastle was disciplined by fair trading. It comes down to the designs, finish and budget Re: KDR - Allcastle Homes Grandworth 45 MK2 236Apr 17, 2019 6:08 pm Champion homes is the other one that we found the process great. we would have gone with them if the sales person wasn't sick that day lol. design is similar and the inclusions slightly better as they will provide driveway and some landscaping too. all up my friend who built with claredon didn't like the process too much, too much variations during the build. also another watch out. if you are getting one of the facades, just remember the back of the house first floor is still weatherboards, if you want to upgrade it's another 7-9k. we didn't find out until colour selection and added it then. As with Clarendon , you will get the whole one side and the back none brick vaneeer walls ! Re: KDR - Allcastle Homes Grandworth 45 MK2 238Apr 18, 2019 11:30 am Here are some tips about the insulation, I checked ACH website, it looks like they will upgrade external stud wall to R2.0, and R3.5 to trussed roof ceiling areas of habitable rooms for free, but this is not printed on their recent promotion brochure. seems like the included insulation is only "R1.5 insulation to external stud walls.
