I think site demo won by its presence where I am living now and 70% of houses in Sydney seems to be knocked down by them. I read somewhere that demo contract under 24k not require something, easy to approval etc... Demo guys always quoted under that and drop in a few VOs during the course of the work. Surely they will find additional asbestos onsite. Their thinking is if one choose not to have asbestos included in the quote , there will be some sort of fees involved afterwards so best to declare any demo site has asbestos and go through the process . Re: KDR - Allcastle Homes Grandworth 45 MK2 25Apr 06, 2018 3:48 pm What happened to me is they found asbestos under bathroom slab which is not covered in the contract clause : "Removal of internal asbestos wall sheeting from bathroom, laundry, kitchen and eaves to house only. " They can easily use clause below to raise VO. "Concealed materials not brought to our attention WILL incur an additional cost. This includes removal of debris previously buried on site (bricks, concrete, asbestos, rubbish etc but not limited to) that may have been used as filling material. Removal of polystyrene, asbestos, hazardous or contaminated material other than stated in the inclusions. Re: KDR - Allcastle Homes Grandworth 45 MK2 27Apr 09, 2018 12:46 pm ymiao4398 just make sure you are getting timber and not laminate, if it's paradot, then it's AC3 laminate which what we were quoted on for 10k. we can get AC3 laminate for around $40 per sqm installed. or $30 if we install it ourself, so the cost wasn't good. my friend installed quickstep ultra after build around 250sqm for 15k and quickstep is on the expensive side for laminate. 80-150 is for engineered or bamboo flooring. you will find the larger the area the cheaper the install. we installing curtains after, already found a few places that does it well on bulk, we getting most of our stuff from lesso home in greenacre. network map i will upload after our clipsal appointment, I don't know how well ventilated the linen upstairs is so decided to put everything in understairs area as we don't use it anyway. yeah we using housepect as well, we not doing the wetarea inspection though, as in NSW the builder need to get a independent inspector to sign off, and the housepect on is visual inspection only. Regarding inspection I would like to share my experience I am getting Houspect to do it too but funny after I informed AC. They said u can only do pre-lining and handover to save yr money and if defects found you still need to pay the milestones as defects will only fix by next stage. They will have independent PCA to do the inspection anyway. That is the same as long time ago when I mention to Les at display home. Of course I will go for 4 stages inspection, can't save much money anyway. I have a few questions if someone could assist. I noticed a few of you are going with houspect. Is this after quotes from a few, or just word of mouth? What is the 4 stage inspection -so not just a final one at the end? Roughly what is the cost ? When did you let AC know? Thanks Re: KDR - Allcastle Homes Grandworth 45 MK2 30Apr 10, 2018 11:52 am Builder need to ensure inspectors have white card, PI insurance etc before letting them on site Contract clauses 13.3 allow us to conduct inspection : "owner's agent and officers of lending body: (c) may only have access to building works .... after giving reasonable prior notice." 4 stages are slab, wall roof framing, pre-lining, hanover and they make water proof as optional, price is around 2xxx and 10% discount for prepaid. I found them on the web and in discussion forum. The other one I found is HK Ryan but didn't contact them. You can call and talk to those customer rep, they are helpdesk staff scheduling with the inspectors and should be able to answer yr questions. They told me contact them again when scheduled slab pour date. I only got a email quote and may be when I book with them then they will send me a payment invoice. Re: KDR - Allcastle Homes Grandworth 45 MK2 31Apr 12, 2018 8:17 am We doing the inspection as a peace of mind i guess, 2k is not much in the grand scheme of things when your spending over 500k on a build. I rather we have independent report and know about the issue then later on at handover find the slab not poured properly. at least this way we can raise it as early as possible to avoid future headaches. e.g. if the slab is not up to standard it's almost impossible to fix at pre-lining but could be easily fixed at framing stage. Hi L, I think your house is under way as I Drove pass by lancove rd today and noticed what seems to be your house with all the foundation piering done ! should have a slab by end of this month I reckon.. Going to change a few things as they charge $168 per cat 6 data when my colleague building with First style charges only $99 through Clipsal also.. Will drag on as I am not happy with the electrical consultant from AC AS she offers no good advise like her team. The spot lights whilst expensive at $132 each compares to battens $69 , $60 saving isn’t a lot allowance to buy a spot light and ask a sparkle to install it . Savings would be like $20 each or $1000 in comparison. Be interesting to find out where they going to bull crap that they can only terminate data pts into the garage.. I am planning to have both up and downstairs connected so I can have a modem or switch next to my living , theatre or playroom where my tv and Foxtel pts are . ( NBN READY as I only have HFC AVAILABLE) Re: KDR - Allcastle Homes Grandworth 45 MK2 40May 14, 2018 1:47 pm we terminated to upstairs linen, no garage for me. we had spotlights points provisioned basically an all weather box. we will just get the cabler to do it when he comes to do the upstairs wiring won't cost much. we already have the spotlights so won't need to pay for that. we did have a variation to have the NBN terminate into the upstairs linen so that is $250ish. but yeah they didn't mention you couldn't terminate into the upstairs linen. we did get two all weather datapoints under the eaves for the cameras later. one thing that is a rip off is the timber noggin they charge 250each.
