My friend recommended me to upgrade the ceiling to R6, as the price variance is minimal... I had sound insulation for the down stair theatre room ( first room ) insulated for $500 , not sure if worth it . First floor remains 2.4 ( not sage for ceiling fan light) The House is 9 feet ( old standard - around 2.73M) I am thinking about to upgrade ground floor to 2.7m, and first floor to 2.59 if the price is reasonable. It’s not cheap .. Two years ago my tender is $9k for ground floor to 2.7m and another 6 k for the first floor to 2.6 Hey Moji, just got quote today for the ceiling height, it is 4500 to upgrade ground floor from 2590 to 2700 and 8900 for first floor from 2400 to 2590 or 9500 to 2700. Not sure if I can negotiate the price with them. Also be mindful, 9 foot ceiling meant you need to upgrade your doors to match or they will look funny and that is a few hundreds if not thousands on top . Personally choice really . Best way to negotiate with them is put all the variations you want to be included in the tender them negotiate some 5% off as minimum. Mind you this will ensure banks won’t gice you hard time as any electrical/colouring and tiling variations afterwards won’t be considered part of the loan so unless you have spare $50-100k cash buffer, don’t get caught . Extend and rebuild may be the only option for us now... All the way long around 5-month research on the new house...now everything goes back to the start point... but that is ok.... the house we are living is still in great condition, built by steel and concrete near the end second world war ( just after Jap bombed Darwin) which makes it looks like a military basement...but it is still a good building...
